Austin Flipsters Personally as an older rehabbed home, having to provide all window treatments & a shower enclosure is a pretty big expense for a potential buyers. I know window treatments are subjective so that makes sense but I’m sure the buyer took having to close the shower in as part of their negotiation.

@@AustinFlipsters I know. I'm a house flipper too. Best kitchen I ever did was black and red. The buyers loved, but other people who came to the house tour didn't. Me and my partner bought the house for $6300 and invested 50k and sold it for 85k.

If you buy a new home you have to buy drapes window treatment ! They are not getting the furniture so new owner will want stuff to go with what they have, Shower should have a glass door or curtain Nice Job !

You should have kept the side of fireplace and turned it in to a seating area, with cushions and seating below the opened up wall. 👌

Since you painted all the walls white the you should have painted the fireplace a pale blue-gray.

I have seen people do either brick walls or rock walls and paint them all white but then go back over them with a sponge and light gray and kind of add some contrast just on the rocks or bricks

My favorite back splash for a kitchen right now is DARK BLUE subway tile!!! It again gives it that high-end appearance! I love it!!!

Love the beam and the fireplace!! And personally I am a huge fan of whitewash/limewash/lighter brick fireplaces! Especially ones that go all the way up to the ceiling! Pair that with a driftwood color beam for a mantle!

1. I love the fireplace! It’s way better than ship-lap! 2. I think that white subway tile is still in style! I have it in my house and it looks great too! I would never get rid of it! 3. I like the cat theme!

I liked the original stone on the fireplace. Paint the room that light color and then use the reddish browns as the pop colors in the pillows.

2 things: painting stone or brick looks 3rd class. Stucco isn't that expensive, but would have added value. Likewise with shiplap. 2: Gray cabinets with brown wood floors: no, not the best look. A darker blue or a darker green: awesome with that lighter oak floor. They would complement the floors nicely. It could even be a grayish blue or a grayish green. Plain gray is so overused.

Hope you'll consider handicap accessibility on any 1-story homes with 1-step entry like this one! Consider 3x8 tiles and stack instead of stagger--tiles either horizontally or vertically.

For the "weird" vanity situation in the masters, I would have taken out the door to the closet and put just a door on the "wet" area... and/or properly I would have closed the whole sink area and added a pocket door + removed the wall between the sink and wet area... I'm really into that flooring, and the white tiles in the kitchen & bathroom, btw!!!

I'm with you on this. The stone fireplace looked great and should have been left alone! All renovators these days hate actual stone or brick fireplaces. They have to be painted, usually white, or encased in painted wood or tile. They also hate actual wood finishes and paint everything white.

I would have made the mantel natural wood, stained a tad darker than the floor along with the ceiling beam, too much white, but still pretty nice.

Subway TILE isn’t out, but basic white subway laid in an offset/brick pattern is. The more ripply/handmade surface is cool, herringbone and basketweave patterns are awesome, and white is still fine as long it’s a different pattern or texture. I also like a contrasting grout, either a medium-light gray or charcoal depending on the rest of the design.

Love how you’re looking at decor that’s nearly 50 bucks and saying “ooh that’s perfect” and if I looked at the same piece I’d say “well I could get it if I didn’t pay the water bill this month” 😂 the struggle is real. I’m afraid to look up how much the cute little cat statue cost!

Needed the barn door in the master. Having the sink visible in the master is so dated. And a glass door on the master shower. It looks like you just forgot something without it. Do like the painted fireplace rock.

Barn doors are going to look SO dated in such a short period of time. OMGGGG!! Pocket door perhaps harder to install but much more classic. Remember those weird 1950's accordion doors made of some plastic fabric like woven-look vinyl? Those were super ugly.

I understand this was about budget friendly and all BUT this was barely a flip, all the best places where it could have made an impact they decided not to go with! I was over the moon when they were going with a barn style home and I thought what an amazing flip! I was super duper disappointed that they decided to go for the shiplap or the barn doors! I quickly fast forwarded to the end. The master looks like a hotel room. Always stick with your gut!

I like the painted stone. In my last house I found an ugly drab gray stone fireplace that gave the entire living room an aura of sadness. I mixed up some latex paints to a shade with some white, brown, and golden tones diluted by water. Washed it on with a sponge. It actually still looked like natural rock, but was now a bright focal point that cheered up the room rather than bringing it down. If someone else decided they preferred to paint it white, that would be cool by me.

me too, but paint was better than covering it with something like plaster or wood. I keep thinking 25 years from now , homeowners are going to be uncovering brick fireplaces , and saying why did they do this??

LOVE the painted fireplace -- gives it a real whitewashed farmhouse look and cheaper than shiplap -- take that Fixer Uppers! I think shiplap would end up looking dated. Also love classic subway tile -- nice use of a herringbone pattern in the bathrooms. Love the flooring which gives the place a Scandinavian very clean cool vibe which is probably great in Austin which I suspect is as hot as FL is where I live -- anything making a house appear cooler is good. The odd feel to the master bath was caused by that odd ceiling configuration. Once you made the door opening a rectangle, the feel was much better; also doors opening toward the bedroom eliminated the door conundrum you were working through. I do not mind a vanity being open to the bedroom, it just depends how you paint it, what color cabinetry and counter you select, and the type of mirror and lighting. If things are stowed away like cosmetics, hair dryers, etc., it can look super nice with a faux plant or fake candle on a timer to use as a romantic night light. Those fake candles are cat-friendly so there ya go!

Wow, just read the comments down below, why do people have such opinionated rhetoric, I would understand if they were doing this stuff themselves, but just seems that everyone is a critic when they are behind a keyboard. Anyways just wanted to tell you that I do flippin' in Australia and have just completed one very similar to the one on the video. I also did the backyard which included a deck, pergola and outdoor kitchen. I think that I got lucky and doubled my initial investment on the resale. Just bought another flip house and raring to go, seems though that aussies really want the backyards thought of. Thanks for the video. regards PJB.

I think it was a bit too white. I want to see more paint colors. Didnt like the white brick or at least should have been more washed out. Hated the open vanity in the master as it reminded me of an old apartment. I think with high ceilings, you need to hang pictures higher up to draw the eye up and accentuate the height.

Lime wash the rock, as it is natural and you would have been able to see the stone underneath while brighting it up and it not looking like a latex paint on beautiful stone.

Nice flip! The only thing I would have liked to have seen was the shiplap on the fireplace, although the white paint isn't bad the shiplap would give it an upgraded feel.

I love the floors and fireplace.👍.. May I ask if you guys buy your houses in cash, with money lenders, or bank financing, and how long does a typical house flip take to renovate? The end product came out great!!

Thanks! We bought this one cash but we’ve used bank debt and hard money as well. Usually they take two months or so to complete.

I notice that there is no glass for the shower every time or at least there should be a shower curtain rod. It always stands out to me.

The fireplace looks great, but and I will put a big but, white on a fireplace in the long run is a big hassle. I have had plenty of fireplaces in the past that have been white and had to change because they just get way too dirty and show all the soot and everything else you can throw at them. I’ve seen a German smear technique done on brick and always wondered if it would work on other types of masonry. My preference is that any house I get HAS to have glass doors on my tub or shower. I’m not a fan of having a mildewed shower curtain touching my body during my shower. Ewwww. That’s the first thing we put in when we bought our house and it was an added expense I’d rather spend on something else. Other than that the house looks awesome! You guys do amazing work. I’m moving to Texas soon and came across your channel not too long ago and all the videos I’ve seen so far have lightened my day and given me ideas for what I want when I get there. 🥰👍🏼

Love this! Fireplaces in TX are mostly decorative since its so warm here...so maybe you won't have as much soot to worry about. Glad you like the vids! Let us know if you need help buying real estate in Texas when you come. We've got lots of connections around the state! 😃

Honestly, kind of sad the beams got painted/removed. I think the shiplap would have looked cleaner as well. But honestly this was a great flip-- LOVED the guest bath.

Look I know this video is over a month old. I've only seen 2 videos, BUT y'all use TO MUCH WHITE!! like really all the walls, carpet, tile, and slightly gray "accents". please for the love of god DON'T do a "modern" design in a house it's not meant for. Also you keep forgetting the pantry. Do you expect people to put dry food in the cabinets? Sorry for ranting, i'm just mad you painted over the beautiful original fire place. Thanks for watching Mr.A. Depends on the house. We do color sometimes, but white is the most neutral. The design on real house flips has to have the most broad appeal so it will sell. Buyers can easily paint different colors, and they often do...but if you read the comments on these videos you’ll see everyone has a different opinion and you can’t please everyone.

I enjoy your videos. Do you have a deal with a major network cuz you guys should be on tv on channels like HGTV. I do like the paint on the fireplace. Not crazy about the master bathroom. I think it could've used a glass door.

Furniture looks hella cheap, last minute and poorly thought out. You should have gone with the updated fireplace, no upper cabinets, a fridge, and glass in the shower. Backyard and front yard needs work as well. For $355,000 in Austin seems like that person got a rip off,

You can learn! I would advise very strongly against paying a designer, if you're not well acquainted with their work, and know them to be highly regarded by reputable architects. Obviously that means a very expensive designer, so if you're flipping houses for less than a million it's overkill. Far better to teach yourself a broad overview of 20thC architecture and design, and spend time really looking at what works in beautifully designed houses. It's FAR more about understanding space, light, textures, and colour, than it is about the cost of fittings and fixtures. It's possible to create a masterpiece for $10k by choosing houses with excellent bones and solid original kitchens and bathrooms. A bad flipper would gut everything and spend $100k replacing it, to achieve the same result ... or as is often the case, a worse result. You can do it. You just have to be interested.

You should have kept the original fireplace. If you MUST paint it...then maybe light brown paint? ...That fireplace could have been made into the heart of the home.
