Carpet is a filth sponge. Put linoleum thru thr whole house. A person can put down an area rug.

Thank you for commenting. Great username. Understood about the carpet comment. I agree with you on putting linoleum or vinyl for most of the homes. I do sometimes stick with carpet for the bedrooms. However definitely do what is customary in your area. Look around to the other homes in the mobile home community if you are a newer mobile home investor that is unsure of how much to fix up your current mobile home investment. A few additional important items to look for in a Mobile Home is the Data Plate( normally it’s located inside a cabinet door. It provides important information from the manufacturer about the house.) The other item to look for is if the Wheels and Axles are still there( they are valuable and the set up crew normally tries to take them when set up is complete. Also if you ever try to move the house you’ll need them and they are not cheap. I was the general manager of several mobile dealerships for many years and know a thing or two about the biz.

My friend bought a nice clean 2 br 1986 model and upon moving it to her land, the tongue broke from the home, she got fined by the little town that it broke down in and a welder on wheels charged 5000 to fix the tongue. Talk about a surprise cost! That God she put it on her property and after renting it for a couple years, she sold the 1/3 acre and home for a nice price. She’s also a notary/ land closer and saves on all paperwork.

Hey, I randomly was suggested your video. Recently got a 1999 single wide oakwood. It has a LOT of TLC needed. Got it as a rent to own… as one commenter stated: “Better than being homeless”. I agree. Instead of wall-towall carpets, it's best to have vinyl floors and put down area rugs. rugs can be taken outside, draped over a fence and hosed down. Let drip dry and take clean carpet back in.

Hi John, thanks for the info. I'm about to get my first place and the least expensive, I thought was a mobile home. The seller told me it is fine but the bath is broken. I think there could be wood rott, which I don't see. He wanted15k but i said i only have 15k. He said no less than 15k but I'm re considering since there might be more to fix. Thanks

My apologies for the long delay in this comment reply. I assume by now you have since figured out your situation and moved on. I hope that this deal was better than expected or you passed after a further walk-through. If you are investing in the mobile home and you will be able to double your money invested once you resell for cash than this would be a good deal. If you are able to resell on payments and recoup all your money back in 12 months or so and that is a decent deal as well. However in many markets we try to purchase most homes well below $15,000 if possible. If the seller wants more perhaps you are not the right buyer. Keep in touch moving forward. When you are rehabbing a mobile home.....do you need to worry about weight issues?..will thicker flooring, or drywall...have any issues on the frame/ foundation?

Please know you may always email me any questions or concerns or pictures and I be happy to help there as well. Weight issues are sometimes a concern however you should absolutely know this before going into any deal. The should be part of your due diligence process before buying any home. You will know the current condition of the home, and you will also know what repairs you want to make before renting it or reselling it or whatever exit strategy you are using. In my experience I have not run into framing issues with regards to adding drywall to homes. If the home is so brittle that it may fall apart or you feel sketchy adding thicker flooring or drywall the in this home may be a pass altogether. I hope this helps and make sense. G areat overview about different options for investing mobile homes. I'm coming up on 77 years in December. I've owned, rented, and sold 3 residential propwerties. I don't want to rent properties anymore, as my long term plans must now take my age into consideration. What would you suggest for someone like me who wants to supplement their retirement income? Hi Dan. Thank you for your comment and following along. Congratulations with regards to the previous and current residential rental properties. I have no doubt that owning and operating these properties does not come without a good deal of time and/or effort on your part. With regards to your question, my answer would certainly depend on your free time, ability to move around, your location, and your available capital. If you have available capital than perhaps being a money lender or money partner on deals of trustworthy investors make the most sense. However if you are around a mobile home dense area, or perhaps an area with a lot of seniors and mobile homes, could work in just a couple of these type of communities and do higher and type of properties. Just a few a year will certainly bring in additional cash. Due to your age I am not a huge fan of you necessarily selling on payments. Not because I do not think you will be around, but rather it will take time to build up the payments into a substantial cash flow. In most areas of the country there is still more cash buyers around them there have been in a long time. However the homes have to be priced right of course. Hope this all helps and makes sense. Thanks for reaching out and connecting. When mobile homes have to be moved I agree to typically stay away from pre-HUD mobile homes built around 1976 and below. However if they are able to remain in the community than a mobile home from the 1960s is not out of the question. However older homes like this certainly look and feel a bit outdated depending on the home. However I have seen some 1970s homes that are in better shape than homes in the 2000's. A big portion definitely comes down to the sellers pride of ownership. Thanks again for commenting and reaching out. If the hot water heater is not located on the outside of the mobile home than it is somewhere on the inside… Unless it was removed and water has not been on in this home for some time. You'll want to check all of the hallway closet, under the kitchen sink, in the corner of where the kitchen sink is, in the pantry, or any other hidden area in the mobile home. Master bedroom closets are popular area for the water heater as well. I hope that this helps him and points you in the right direction. Thank you so much for reaching out and connecting! I really regret to hear about the situation that you are in. It definitely sounds like the original owner likely lied to you or misrepresented the entire situation. Technically, while you did pay for the mobile home the title is not in your name and therefore you are not the legal owner as far as the state is concerned. However I would absolutely bring all the paperwork you have to an attorney in town if possible. Look for one in your town or in your state that offers free consultation or perhaps an attorney through a nonprofit that will help you in this matter. Please keep in touch moving forward. We would really like to know what happens and I sincerely hope that somehow you are able to get your money back or force the original owner to pay off the lien and transfer the title to you. However this is probably not likely as the original owner probably does not have the money to do so. Not to mention the situation with the back taxes for the land. Definitely speak with an attorney. Moving forward if you have any follow-up questions big or small please never hesitate to reach out any time.

You didn't mention anything about permits when repairing. When repairing or renovating a mobile home to sell how difficult is the permitting process with counties or citys?? Should I worry about code enforcement? On one of my mobile homes I want to sell has an attached wood porch that I'm afraid won't meet code. Should I worry about it being an issue when selling??? Its solidly built, it just wouldn't meet code because the joist are not 16 inches on center. They are 20 inches. Thanks.

Hi Retired at 49. Thanks for reaching out and connecting. Great screen name. You are absolutely right that we did not talk much about permits in this video. This would be a very good topic for future mobile home investing video. Thank you for the idea. You are correct that your local municipality will likely want you to pull the same permits you would for a single-family home for a mobile home. This includes permits with regards to plumbing, electric, window replacements, roof repair, roof replacement, AC update, floor work over so many square feet, exterior siding potentially, decks or porches, etc. However in reality most homeowners not pull permits for many of these things. Especially mobile homeowners inside of a mobile home park. The answer to whether you should worry about this when selling is, it depends. If the mobile home has been bought and sold a few times then you are likely just fine with regards to selling this again without raising any flags. Keep in mind we do not want to hide anything from the public or sell anything that is not safe without disclosing everything that we know. Additionally, keep in mind that in order mobile home was built to older standards and therefore will not meet current codes. The home should be safe and think should work correctly for the most part. Again, if the home has been bought and sold before then you should not have an issue with regards to selling this again. Lastly, in a very few locations around the country an inspection is needed prior to title transferring to the new buyer. If this is the case then inspector may go out to the home to briefly inspect the home to make sure everything is in working order and up to minimum standards. If this is the case then the porch may come under review. However this last scenario is very very unlikely in my experience and again only in a very very few number of places around the country. Hi Karen. Thank you for reaching out and connecting. Yes, this is talked about briefly in one or two videos however we do not go into deep discussion or showing insulation being repaired underneath the mobile home. If possible, check around you for any mobile home parks or supply stores. If you are able to find one of the stores they are able to provide you material and likely the know-how to get most of the job done. Depending on your specific area around the country you'll want to consider using different materials that can protect against harsh wind and cold climates. Thank you for giving me a very good idea for a coming video. Replacing underlayment is a common issue and insulation hanging down is something many of us deal with on a regular basis as well. the land lease can become an issue if the home sits..in SoCal the land lease average is $2000…. I just got one cz I was living on a little getho… paying $2500 plus utilities and did not have laundry inside, which got on my nerves .. and on my pocket too. Glad I did it. Its a trip to own it. Thanks for watching and commenting! Around the country "lot rent" are going up more and more to normal market prices. However in some parks the lot rents can go up and surpass normal market prices. The owner of the park, in many states, is the one that dictates how high this lot rent will go. In California there are definitely parks where you will find lot rents well under $1000 per month, however obviously these are not anywhere near the coast and may be in a very undesirable area. However you are so right that many of your parks are over thousand dollars per month, and over $2000 per month in many/all of the communities in certain areas. In these areas investing still makes sense however the homes have to be purchased correctly. It also may not be wise to hold these for payments since the monthly lot rent is so high. If you have to pay one month holding cost this could cancel out for months of cash flow if you are only making $500 per month in net cash flow. However fixing and flipping mobile homes to cash buyers or bank finance buyers is typically what we are doing in California. This way you may only have to pay a couple months lot rent before reselling the home for a sizable profit. I hope this helps and points you in the right direction. Keep up the great work! I bought modular home 1978, needs everything from roof to kitchen to floors .......around 70 thousand cost to fix Land is huge 3 acres. Cost to install a new modular hone over same frame is 140k I am keeping the property as a second home Should I fix it for cash Or put 20% down and buy new one and replace. Or demolish the whole thing and build a stick house for 180k( the foundation is solid) Please advise

Hi Leo, Thanks for reaching out and connecting. Very good question. Thanks for the detailed comments as this certainly does help me answer you a bit better. In my opinion it may be wise to go with a newer home. If you spend all the money to fix a 1978 mobile home, you will still be left with a 1978 mobile home that is fixed up and looks better than new. However the lending when you go to resell or refinance may be a bit limited due to the age. If you spend the same or less money purchasing a newer home in state or out-of-state that may be the better way to go. I hope that this helps and make some sense. Thank you so much for all your videos. We just bought a mobile home from 1999. It has issues with the roof (leaks in one bedroom causing stain to the ceiling), and a few holes in the siding. Are there easy and inexpensive ways to fix those? We are trying to update it to increase the resale value.

Hi Lelegrazi, Thank you for reaching out and connecting. A home built in the very late 90s is certainly not that old. If you fix it up it certainly will still have a good bit of value moving forward. I hope this home is a three bedroom as these are what most people want. However two-bedrooms and one bedrooms can still be popular as well. Either way I can certainly help shed some light with regards to your question about the holes in the siding. It depends how you will be selling this home either all-cash or via payments or renting it out. I mention this because any "patch" or "filler" will look like you are trying to patch or fill the hole. It will be fixed and corrected however aesthetically it will not look the best as removing and replacing the siding with brand-new siding. If you replace it with brand-new siding this will obviously cost the most amount of money however will look the best and if the market can get a very high retail price than this may be something to consider. However patching it with similar material from a next or piece of siding is typically how I proceed when patching holes in siding. You may not have an extra piece of siding see you may have to purchase one or find one from a neighbor inside of the park or on the property. I hope this helps and starts to make sense. There are multiple ways to fix these problems however it really depends on how extensive they are, your budget, how you will be selling this, and much more. There are a few different solutions to what you are describing, and I will assume that your home currently has aluminum paneling at the moment. Now would be a decent time to upgrade to vinyl siding if possible. However installing one or two panels of aluminum and painting to match would obviously be the next best way to go. @@MobileHomeFormula so the solution that we came up with was that we bought a J channel for the top and slid the panel through it.. It looks ok for now.. We have to find the trim to match it with the rest of the home but it really does look decent.. once painted and trimmed I think it will look even better.

I'm a future home owner. I was a truck driver otr and had no reason for a home. I really need advice. In my area I can get more land if I take a junk trailer on it; rather than buy land a new trailer. Is it easier to redo an older mobile or should I just do what everybody else does and scrap it. I have a 55k budget for land and house

If you will be living there then make sure you like the home and the layout and the location. Additionally, my opinion is just one of a number out there. With that being said I would absolutely encourage you to fix up a home if it is from the 1990s or newer. Perhaps from the 1980s if it is a nice big floorplan without too many repairs currently. The reason I say this is because when you get into older homes from the 1960s through 1980s they are only going to be getting older and they look like older mobile homes that are narrow and out of date. If you fix up one of these homes they can certainly look nice and be very livable however they will still look like a very old mobile home on the outside. With that said vinyl siding on the exterior of mobile homes can make them look 20 years newer in many cases. I hope this helps and starts to point you in the right direction moving forward. Creating value and profit from mobile homes without investing any of your own capital is absolutely possible, depending on the deal, seller, and situation. I have seen another video on my KZbin channel that discusses how to get started with little to no money. This may require using private money, wholesaling, structuring payments with the seller, or more. I hope that this helps and points you in the right direction. How often do u replace the panelling in a MH. When fixing leaks and holes alot of the paneling gets damaged. Also some MH have half drywall and half panel, for example paneling in bedrooms. I do unstand its cosmetic and depends on the type of flip ur doing. The last mh u walked would u drywall it or do a BF?

Instead I would encourage you to have multiple sources of ways to find mobile homes, both free and not free. In my business I am coming across free homes mainly when they have to be moved off of their current piece of land. Thanks for reaching out and commenting. I have seen and own some mobile homes with this floorplan. In fact, there are not even any windows or doors on the one side of the mobile home. A number of years ago I was advised to be very careful when adding Windows or doors to the exterior of a mobile home. This is because there are no loadbearing walls inside of a mobile home. It is much like a shoebox with the walls holding up the roof. These homes are designed by engineers that account for all of the nerd math needed to keep these home safe. When you start making extra holes in exterior walls, or the walls of a shoebox, the integrity of the entire home is really degraded. For this reason if you do at a door I would encourage you to speak with the manufacturer or at least a very experienced handyman about adding this exterior door. It would be important to over reinforce this area if possible. Hope this helps and make some sense. Keep in touch moving forward. All the best.

My escrow company charges like $700, so we got a contract("mobile home sales agreement") through a lawyer, (couldn't find a legal one on WA), and sold it in payments that way, with a down, of course. I don't think I could have talked the park into rent to own, since its still technically renting. Maybe you can. That would be awesome. I've had rent to own properties, (on my own land) and they've been great tenants, neither one took the option, so I still have the properties. One still rents from us now, and the other I filled with a tenant.

Condensation is why you will often see water damage near windows. Lots of mobiles have single pane windows. Windows should be upgraded to double pane. Particle board floor can't take a toiled drip from a tank. I believe it's important to reinsulate because the insulation often gets partially destroyed from condensation also. Insulation in walls and ceilings was often minimal to begin with. What would be good is to have an air space between framing and siding from crawl space all the way to ridge vent on the roof, after getting wall and roof thickness up to where you can get plenty of insulation in there. Vapor barrier would be important also, on the warm side. Lots of mobiles used 1/4" sheetrock glued to studs as the "sheathing" to keep the frame from racking, and they covered the sheetrock with a vinyl type of paper which may have been to act as some level of vapor barrier.

Hi John, I am thinking that it would be easy to get started with selling mobile homes with the rent or seller financing models. I know where I live the seller financing seems to be what People want, just by looking at the mobile home classifieds. Credit issues or not making enough money for payments on a site built home seems to be the big attraction to renting or seller financing.

An older relative who has an old mobile home on a couple of acres and it's 50 years old. There was someone living in it for a long time, and didn't keep it up very well, but apparently the roof is in good shape. Trying to figure out if it's worth renovating it. It would be used as a vacation home for the family. Would rather not spend money on a new one.

Looks as if the "original sin" here was building it with no gutters or roof overhang. Also, it seems to be the preferred practice in most types of construction these days to install windows with no ledges above or sills below. It works as long as the seal don't leak, but sooner or later they all do.

So true, they build these things with the concept of save every penny we can and yes I live in one. I would never recommend anyone moving in a mobile home unless there were absolutely no other options and repairing one to sell, I'd have to basically start from the frame up using house grade materials and practices before I'd could bring myself to take money from someone else for it.

Hey buddy, I'm in Florida. U can have my trailer if you'll pay to come take it away on the day prior or close to the new DBL wide day of replacement. It's been a great little trailer but it's getting soft spots on the floor & the electrical is the real issue since it's 1960's aluminum & copper or brass mixed. It just won't handle the new electrial needs of our family. I've installed all new electric 200amp box with upgrades for pool, jacuzzi, etc. So this older trailer has to go it's a 18'-21'- wide by 56' long with metal curved roof. Nice cabinets no appliances. About 800+/- sq ft 2/1.

Hi Ashley Pillard, Thank you for reaching out and connecting. Without knowing exactly with the situation looks like with regards to the spray foam I do not want to give you any bad information. I can definitely tell you that the spray phone is used a bunch and is sold in most hardware stores. Some mobile home folks use it as a fix all for a lot of different repairs. If this is located in the ceiling and out of the way I may encourage you just to leave it. Yes, you can replace the ceiling panels with a material of your choosing. Quarter inch drywall is popular, Styrofoam sheets, white flat pieces of paneling all work well as ceiling material. I hope this helps and starts to point you in the right direction. Hi XxCajunLifexX Thibodeaux, Thank you for reaching out and connecting. You bring up a good point that when mobile homes are transported they can sometimes be damaged or destroyed along the way. With that said a seasoned mover should walk through the home before it is moved in order to prepare it for the move and verify that they think the home will make the move safe and sound. If the home is falling apart before it is moved, then a reputable mover should advise you to make needed repairs before the home hits the open road. Always make sure you hire a reputable mobile home transportation or moving company. This company should be licensed, bonded, and insured in the state. Make sure to have paperwork and a contract in place with this company that is moving the home to outline everything that is included in the move. Breaking down the home, transporting it, setting it back up, and connecting utilities and filing permits may all be included in the cost you are paying. Also make sure to verify active insurance, a current license, and legal permits in order to move your property. I hope this helps and starts to make sense. In short it is the responsibility of you to make sure you are hiring a reputable moving company that comes with references and is insured. Keep in touch. Is there ever a situation where you won’t renovate a mobile home? As in is there such as a home that isn’t salvageable. I bought my first home for 9k, while isn’t a lost cause I’m realizing it’s a lot of work.

There are plenty of situations where I will not renovate a mobile home. As you listen to interviews on this channel, you will see that some people almost always renovate their mobile homes, while other people almost never renovate their mobile homes, and some do a combination. You do not want to over improve the mobile home based on the buyer you will attract, the exit strategy want, the price you want, the neighborhood you are in, location, and time of the year. Also, is the juice worth the squeeze? If you are able to make a few a good profit without fixing the home up to the nines, and you are also able to make a good profit if you fix the home up to the nines and resell it, I choose the quicker and easier path. Make some profit while only fixing certain repairs in the mobile home. Some homes require certain repairs, and other homes in other locations it would be best to fix the home up completely in order to get top dollar in a very hot market. However everything in this comment reply is very general and each mobile home deal is specific and unique be careful with regards to making too many improvements, hiring the wrong people, using the wrong material, or having a plan that is not in line with reality. Buying a mobile home as is with financing through the office. Ive owned a 3bd double wide before and turned it into a 5 bd and sold it. This one i want to get my hands dirty. Its will be a 3bd single wide older model however this will be my first complete flip. I will be living in the home during this time. Ive decided to take one project at a time on. After all iam financing so i have plenty of time. In the emd the whole home will be done interior an exterior. My question is.... Are there any good websites or hell even youtube channels that are specific to 1st time mobile home renovations like begining to end? Do you have any tips or advice to entice the park into letting me rent from within the park? How would I find a park or land to allow for rent? Also I'm looking at purchasing a home soon that may require some work. The owner that is currently living in it says only a few floor boards are missing and is liveable now (we'll see). This being my first deal I want to make sure I get this right. Can I send you some pics of this home, through the email for your site, to see what you think? Great job getting out there and starting to take action to help local buyers, sellers, and parks. You will absolutely find that most mobile home parks around the country will not allow you to simply rent a mobile home to a traditional renter. Instead you will have to sell the home via payments so that you put in owner-occupant inside the home to make you payments for the price of the property. With that said some mobile home parks around the country, and often times parks closer to military bases, will allow you to rent. Have a double wide mobile home & a couple of years ago the landlord decided to dig holes around his property that my mobile home is on to repair water pipes & my mobile home started shifting & I told the landlord & he said the ground has to level out & for 3 year it kept shifting every 2 months & I have a big kitchen & in the middle of the kitchen near a double window its starting to open up on the wall from the top & it's down the side hallway & u can see outside do u know anybody that can fix that for me & if u know if they take payment plans because I'm on disability & don't get that much money every month I live in Dallas Pennsylvania

Hi James. Thank you for reaching out and connecting. I very much regret to hear about your landlord digging these holes and likely causing your home to shift around some. Every two months is a lot of shifting. That can easily damage or total your mobile home. Perhaps you should get insurance on the mobile home if you do not already have some. Have you spoken to the landlord about these damages. Perhaps you know somebody that can fix the problems and he/she can pay for the repairs in the kitchen and near the window. I do not know of a reliable handyman or contractor in this area of Pennsylvania. However I would absolutely encourage you to call around to local mobile home communities to see if they can refer you any handyman or contractor phone numbers that are experienced with mobile homes. Call local mobile home dealerships and mobile home factories to ask them the same question as well. There may also be state programs that will come out and fix homes for free in certain scenarios. Im currently purchasing a 45k double wide that is unlivable that sits on a little over half an acre. I want to do a complete renovation but will need to save money. Im sooooo scared I'll find unexpected issues cause the seller doesn't know how old it is or has had anyone inspect it. But im hoping i don't fall into his issues.

Are you willing to walk away and back out of the property? $45,000 is certainly a good bit of money to spend on a mobile home without knowing all the repairs needed. Additionally, if you feel uncertain about the seller or their honesty definitely have someone more seasoned for a legitimate real estate inspector with mobile home experience into the property. At the very minimum have a handyman of yours that you like and trust walk through the property and give you some advice as well. I hope this helps and starts to point you in the right direction. @@MobileHomeFormula I am willing to walk away, I think its just cause my husband has been working a high paying job for 7 years and we've only ever thrown our money away living at apartments/buying dumb stuff and although we have the income we haven't been able to get a loan for a house due to his credit score that dropped cause of hospital bills. So I think that's why I'm jumping at this offer but I feel like I'm walking in blind and it can just be another year of me throwing away money. Thank you so much for your reply, my brother does remodeling for a living and he said I definitely need to push for a better deal but I don't think this guy is going to budge. I'll definitely update you in a few months if I don't back out, with details on the amount of money that I ended up investing or wether something bad popped up.

anything is worth fixing if you plan to use it yourself. you don't need to find a seller at a certain price to recoup your investment, your investment is recouped by your own rent or mortgage savings. i've fixed up many many mobile homes, my family manufactured them for decades.

I may do some light things myself however most of the time it is definitely outsourced to handyman, plan, or electrician I know and trust. I watched alot of your videos which are inspirational but the mobile parks around here charge a lot fee of $575 which is I charge $400 I don't anyone would want to pay all that. I know it depends on the size of the mobile home but the price of that for a mobile home and spending a little more for a house can't see how this would work out any advice? Also idk how long it would take to sell or rent out the mobile home so that would require me paying month/months of lot rent

You absolutely want to make sure you talk with many local buyers to understand what they are looking for, how much they have to pay in cash, as a down payment, and monthly payments. You will usually find there are a lot of interested people looking to own a mobile home without going through an official bank. I mention this because in most areas of the country 100% of buyers typically do not get 100% access to housing that they can own. I say this because there is typically always buyers in every area of the country. However I will definitely agree with you that if anyone with a pulse can buy a traditional home for $400 a month, then there should be few people willing to pay the $575 for lot rent unless they purposefully want to live inside of a mobile home park. I walked into a mobile home and the moth ball odor was so bad I had to walk back out. Like cigarette odor I doubt that smell can ever be removed completely. Model year is 1979 and sits on 1/3 acre listed for $80K.

Thanks for reaching out and connecting. Additionally, thank you for your comment and question. As a mobile home investor we certainly do purchase mobile homes that do need to be rehabbed. When a home is in need of too many repairs most buyers will not be interested in we can then purchase the home at a discounted price. However we do also purchase nice homes that are very livable inside from sellers with many other types of personal, family, title, home, or life problems. For these reasons folks need to sell quickly and will sell us a decent quality mobile home that needs minimal rehab for well below retail price when we act quickly. Mention all of this because I am not exactly sure where the mobile home is or what the value of the mobile home/land truly is. If $80,000 is a steal and by all means the mothball smell may be able to be removed. There is a saying that says, price cures most worries. If you can purchase the home/land for the right price could simply replace the home if needed. However just like cigarette smoke, this may take a wile and some effort to remove however most of it can be removed. Hope this helps and make sense and point you in the right direction.
