When I was going through cancer personally myself in 2020, I paid for the consult with Ben and thanked him for keeping me occupied when I was going through chemo. We also talked Real Estate and life since Bens life is similar as mine. My Dad started from nothing and built a successful real estate business that I am apart of and is slowly taking over. Reminds me of Ben and Ben Jr. Wonder if he remembers talking to me lol. He had one of Karlas nieces living with him who was also going through cancer so he understood how I felt. Get him a new manual civic, I got a one about a year ago when I turned 16, it will teach you to drive stick really well and will never let him get distracted while driving. On top of that it’s fast if you learn how to use downshifts and momentum but not crazy enough to kill him like a 5.0 mustang or some crap like that. Believe me, as a 17 year old who’s driven everything from a Ferrari f430 and a Porsche Gt4 to a shitty 250k mile Nissan Sentra in Mexico, a manual civic is the best first car.

there's supposed to be decent rebates for installing commercial chargers. I looked into it for one of my properties (varies by state this is in VA) and it was like 36k or something like that. Didn't cover the entire project but def took a chunk out. Ended up holding off though.

Let him learn to appreciate how fortunate his life is for a little while then get him a nice car for a high school graduation present. I’m doing the same thing with my daughter. She swears that she’s getting a BMW for her first car but little does she know that I already bought her a 2000 Toyota Solara. She can learn how to drive and park in that until she graduates high school then I’ll get her a new Volvo S60. It’s a beautiful car with the highest safety rating and she will appreciate it more after driving the Toyota.

Great advice. A Tacoma was my first vehicle and it saved my life. As all kids do, I was driving like a maniac and ended up rolling 8 times. Only because of its safety and reliability am I still around. Not to mention it was highly practical while in service lol

That Mazda is your best car in terms of bang for buck. Give that to your kids for their first car and they will forever remember the lessons learned. A humble car that is cheap to fill, easy to fix, and fun to drive, . I cranked out 100k miles from 17-20 while in school and still mad at my father for selling it while I was away. The best starter car. My focus now is on obtaining a Land Cruiser with low miles to never think about transportation again. Getting a 911 or Rolls down the road will always be gravy while a Land Cruiser is in the garage.

Look for a directional drill company to install those power lines for the Tesla chargrs. Using a directional drill it's non invasive to the parking lot/sidewalk or whatever it's in the way. My company does that for years now installing underground power lines, gas lines and fiber optic cables
