Ben, when I travel, the “free breakfast” is one of the best parts. I usually stay at best western because that is sort of a signature in a lot of their hotels. During the day I’m out and about sightseeing, I don’t mind eating out but first thing in the morning it’s nice to just go down to the lobby and have something. I’m not saying I don’t stay in hotels without free breakfast BUT that is definitely something I like.

Maybe go read Martin Armstrong his blog, the real estate business was booming because of the lowest interest rate since five thousand years. The housing market could be going downhill like in 2008/ 2009 and if you don’t know what your doing you’re gonna get slaughtered. Life is over before you know it, collect moments instead of money or real estate.

Ben in particular is getting hit because he is highly leveraged on interest only variable rate loans.

His bread and butter is and will always be gov subsidized housing. 99 percent occupancy and a waiting list to move in and gov pays the difference in rent. Senior living is a cake walk. Guaranteed income. Now let's look at retail. Which he never should have gotten into. I'd say on average that even the best retail properties in USA are not 75 percent occupied in any market. Retail is fickle you lose a anchor tenant and it's hard to find someone to fill that large space that's what pulls in most foot traffic to a strip mall. The anchor tenant . Best buys , Walmarts etc are closing locations in many markets. Remember. His rates are not locked in. His payments are rising and his vacancy is rising. Little Ben already lost 2 tenants for a brand new property. How many privately owned restaurants opening in a recession are going to fulfill a 10 year lease at $53 a sq ft plus $13 in cam??? Plus rising food cost. Lol. If I were him I would have avoided all retail and hotels. And made senior living and gov subsidized housing my empire. Maybe Florida, Georgia and Alabama. Kept it semi regional. Maybe added Carolinas and had a rock solid investment portfolio with dependable income streams.
