My house sits on 40 acres mostly a monoculture of hardwoods with the exception of a few slightly open areas with woody browse, briars etc. Being mostly hardwoods I know it will be a lot of work and take a lot of time, but I now have confidence and a clear direction on what to do. Thank you for this insight into value of land. I live in Pa and would love to purchase some land to hunt, but have always been concerned that the land would not be best suited for deer and wildlife. I appreciate your video on leasing vs buying, vs clubs- I do all of the above including hunting my own backyard. There's something special about getting in the truck & driving somewhere you only go to hunt. However, It's also nice to watch deer from the kitchen window! The hunting club, or group lease is becoming my least favorite, especially now with everyone discussing politics & getting heated over things.

Ha! That's what I have. Half is flooded cedar swamp and the other is high acid tight clay full of rocks and boulders. It was cheap back in 1997 at $500 an acre though.

This spring 2021 If you Know you will be traveling down 131 just west of Gaylord, I have 40 acres 1 mile west of Alba Mi. I could use some pointers on what to do to create a better habitat for Deer, maybe spend a bout a hour I'll make you some coffee. Awesome video Jeff. we had a forester once on my uncles property, who wanted open hard woods with mature white oaks witch would have been bad for wildlife in the area.

Thanks Parker! I have seen where they have cut the hardwoods, killed the wildlife timber and then replanted hardwoods. A lot! Feel so bad for landowners...I have yet to see a landowner who bought the land to manage timber.

Thanks Alex and Jeff! I have 3-4 acres of land I want to clear of tall glass and bush this spring to create 3-4 separate food plots, and where I live I can't use herbicides. What attachments for the ATV would you recommend in order to cut down the grass and bush, and then kill the roots of the plants? I will be planting some switchgrass and Egyptian wheat/Sorghum for increased cover, along with mainly fall rye and some brassica as the food sources for fall/winter.

Another great video Jeff! Do you have any out about creating hidden access points to deer stands through wooded areas. I know you have done quite a few involving switch grass and Egyptian wheat and am definitely in the process of using those techniques. My question is how to I screen off areas or create access trails once I am in the timber and trying to get to my deer stand without being detected. Thanks again for a great channel.

Jeff i have 43 acres which encompasses swamp, river, field and hardwoods that im transforming slowly. The neighbors on West and South side are put heavy hunting pressure on the land often putting stands 10 ft off the property lines facing in to mine can you please put a video together on how to combat this whether it be high hinge cuts on property line or whatever other ideas you might have. The switch grass plot shield may not work in the hardwoods.

So if I had 72 acres with 18 in Crop (2 separate 9 acre fields) and don't need the lease rent you would stop the lease and convert to different habitat? Keeping in mind that I am not the only AG in the immediate 5 mile range but it is very limited AG acres in this area. Southern IN

Kevin, speaking for Jeff (and myself) I'd probably say ATV for the money. I'm actually looking at getting one in the next few months because I know it can increase the ability to get work done so much more than just man power. SXS or larger can make it fun for 2+ people or families but I know he had used a full size tractor at one point but scaled back down the ladder.

Got a question. We have our 10 acres of mostly oak hickory and its flat land and its been logged off probably 4 different times.and we want it thick. What you suggest for our situation. Hi Brett thank you! It depends on location right now, but we have a new employee coming on board within 2 weeks and the turn around will be less than a week. Right now Diane is trying to field over 2000 requests and she easily gets behind...I am also shrinking the number of states I will personally travel to, as well as the number of clients. Will visit 100 or less this year... Dylan is flying to quite a few clients for us...at least 7-8 different states he has scheduled clients in this year so far.

It doesn’t seem like land prices reflect timber value very much here in Midwest. Low value timber hunting land seems to sell for just as much as a property with nice hardwoods. Do you see that?

I sell real estate and try to help people looking for deer hunting land that they don't want big mature hardwoods where they can see 150 yards, but that is what everyone wants. I also have a question. For placing food plots, I am putting in perimeter food plots to leave the center for cover toward the back of the property. Along one line, there is nice edge of high stem count cover that meets some mid-regeneration hardwoods. Should the food plot be right up against the cover, or should I push it out into the hardwoods, and if so, how far? 30 yards?
