Because this video shows (via those 6 factors) that we can adequately estimate in which REIT the odds of making returns is the highest. It's a bit like being presented with three Christmas gift options by my employer .. a car, a scooter and a bus pass .. and I say "give me one-third of each". No! I'll prefer to play the cards which give me the highest odds of hitting the jackpot. That's my view.

Another good one Shankar! So I have invested in this Embassy REIT . So really liked the concept where an ordinary person like me can buy a small portion of a bunch of commercial rent generating properties and generate some rental income from these. I hope REITs do well in India, since this is still a new concept and we don't know how this instrument will do in the long run. For now all 3 only have dividend yields to keep investor happy since not much capital appreciation is seen in these ,also the fluctuation in prices is quite high, I mean when we buy a property we don't kind of see the daily prices of that property and as you said even the REIT publishes a value once in 6 months. This creates arbitrage opportunities , quite sure😉.

Is it different for different REITS?. To understand if a particular REITs is trading at a discount or not, is it possible to create a tool (a google sheet or something) which gets updated periodically? 2. You mentioned that the dividends/interest are declared and paid once in a quarter. Is there a fixed record date for payment of dividends and does it differ among the different REITs?

Most welcome 1. I am not sure where the REIT company publishes this. I saw this in the investor presentation but it's possible that the REIT might be announcing it to the exchange or in the quarterly filing. Pls have a check on that but it's definitely there in the investor presentation 2. I am not a software developer but surely if the NAV can be extracted from somewhere then fetching the REIT price is very easy. If NAV needs to be manually inputted once every 6 months, then don't need a software developer also and an alert in portfolio tracker or Google Finance should do the trick 3. There is no particular fixed date but there is a close enough pattern. Yes, every REIT seems to have their own dividend payment cycle and date

Thank you Hareesh. Yes, there are periods of over and undervaluation. In my view a drop of 3-4% below -15% (minus 15%) is a potential entry point and anything above -5% (minus 5%) seems like a 'get-out' point. That's my assessment from this research

My videos are educational and it is unlikely they will include a best fund, best stock, best ETF, best product etc. Instead, I offer a path for serious investors to learn and build knowledge for a lifetime. With the price of stocks going up and down, I feel the ability to select the right one and the right time and for the right reasons will serve people more. While the % of people interested in the process is a minority, thankfully for a country as big as ours, its still quite sizeable.

As Usual, an excellent presentation supported by real time data explained in Layman"s language. This was an upgrade of your presentation on similar subject a fewmonths ago but a lot better now. I loved the cute mistry Shankar peeping up and requesting viewers to subscribe to the channel somewhere during presentation. As all my investments are in mutual funds, I want to invest in this vertical too but through mutual fund route. Why there is no FOF of REITS . The ones available are for foreign REITS except Parag Parikh. .That makes our lives easier. I say this because I and my family are used to mutual funds and starting investment directly in share market will be another big hassle. Please advise.

US office REITs are trading in between 16% to 32% discount on NAV from last for years ie February 19 to till now. Is it justify that all Office REITs will trade most of the time at same kind of discount as same as US office REITs. Thanks for your in depth research.

While I have looked at only Indian REITs, I've observed a general discount-to-NAV pattern. Here it is 14 to 16% so anything distinctly above or below offers high odds of a successful exit or entry. I'm certain, the US REIT will also have some general band where these instruments operate within.

Hello Raizan, you'll have to do the calculation on the post-tax yield part. I'm a recent REIT investor so haven't experienced the dividend part yet. Maybe I can circle back in a couple of quarters from now.

The REIT submits NAV every 6 months. You can find that in their investor's presentation.

I didn't get one point. Please help me with this. 1.How will the benefits of property price appreciation be transferred to the investor? If I purchased a property for 50L 5 years back and sold it today for 1.2Cr, that means I got 70L capital gains apart from rental income. How can this be possible in the case of REIT? Here I'm selling the REIT unit, not the property. Whatever the rise of market value of the property stays with the trust. Also, the unit price formula does not consider the market value or ready reckoner value of the property. It is purely based on buyer - seller activities. 2. Can I save tax by investing in REIT if I invest my capital gains by selling my house? Please let me know. Thanks 🙏

1. The REIT manager holds the property and not the investee. The investee has units in the REITs. Its similar to mutual funds where the investor does not own shares in the companies, the AMC/trust owns those shares 2. Sorry, I am not sure of tax matters. A tax advisor is more equipped to answer this

It's easier to remember if you create a positive differentiation :) How? 1. Send me a Super Thanks 2. Give me a following tribute in your Linkedin profile 3. Set up a collaboration of some sorts for me that helps me reach more audiences/viewers 4. If you know where someone lives, send them a book (physical touch really creates an impact) I've personally seen the impact of these small & sincere efforts bear fruit after many years. Just something I got reminded of :)

Sorry, no idea. I prefer looking at the investor presentations in the REIT websites afterall, there are just 4 of them
