Nice video - congrats! Love to watch you in card games. I have thought hard about leaving Michigan's bitter winters and buying a place in The Villages, but have heard too many horror stories of pompous homeowner associations there.

They do not have HOA fees there. There is an activity fee of $195 per. month but that covers everything - all of the golf courses, country clubs, pools, rec centers, nightly music, etc.
