I found an old 4 room house on 1/2 acre in West Tennessee. Paved roads, electric, well and septic tank. 10 miles to town one way, 12 miles to town the other way and 15 miles to Jackson. Low cost of living. Nice garden spot and good neighbors. I've been full time for 6 years now.

School bus conversion here, have based our land search out of KY, and are now buying land in TN. Your setup is similar to what I'm hoping to accomplish- two or three RV pads with full hookup, a workshop for maintenance/storage, and an address. General base to return to.

Beautiful place! If they ran natural gas to your place, I humbly suggest connecting your place to it. You can't beat the price of the clean dependable energy. I live in the northeast and the natural gas has been a huge blessing. The ones that don't have access to NG end up paying dearly for fuel oil or propane and during long cold snaps, propane is not always dependable, or at least it has not been in the past. An alternative to raw land with no utilities? I found single wide trailers on an acre or more in economically depressed areas around the country for as low as 18K. The trailers needed repairs, but they had working utilities. The price of these homes seemed to be less than adding utilities to raw land. Couldn't a place like that serve as a home base? Put a garage up to park the RV. If the home is unlivable, live in the RV in the garage during times you come off the road. Maybe fix up the single wide trailer to serve as a clubhouse or fix it up and rent it out. It might serve as a place to get off the road periodically. A home on property is also easier to get a loan on if you can not pay cash. Anyway, it's just an idea that might or might work. Haven't tried it, so it might not.

Missouri has quite a few. Look for single or double wide trailers on 3-5 acres in the land search engines and set the price parameters low. For raw land, Nevada seems like the best price, but that land is incredibly raw, as in nothing but flat scrub land.

@@lrobie123 all states or a small home in a small town. Look for rural property with old house or old mobile on it. The cost of putting in septic, well, driveway, clearing, and electric is about 20,000. Buy a piece with it already and get land for free.

Very cool Dan. I'm doing the exact same thing. I love in AZ. I'm a 4 hour drive to the beach in Mexico. Property in Mexico is inexpensive with very low property taxes. Ocean view, friendly people, amazing weather, quality medical care, and amazing food. And, best of all, as opposed to much of the US, living in an RV on your land is allowed. It's amazing to me what you CAN'T do with land you own in the US.

I've got a 3 acre lot outside of a college town ( 6 miles Texas A&M ), east Texas. Undeveloped, but does have water and electricity, active. There is house, but would take too much work, to be habitable.

Jeffery, we live in Tyler. Our builder took this 1940 build house that was a dump and turned it into a beautiful home. We have no regrets.

I don't want something that I have to be responsible for in terms of maintenance, liability and taxes. That's why I sold my house and moved into an RV 7 years ago. I haven't had a huge issue finding places to be during the pandemic.

In the next two years, my wife and I will start a new chapter in our life and start traveling the USA, Canada, and selected parts of South America in a 4x4 Sprinter, 170 wheelbases, extended version custom-built Class B RV. I've been side tracking Tennessee but did not realize there's no state income tax there. Been full time rv'ing for about 6 yrs now and have been from Calif to New Hampshire. New Hampshire also has no state income tax but the cost of RV spots are extremely high. Elect is extremely high, like $500 a month high elect bills. Also veh Regis for our 2020 Montana is aprox $1900 a year. Rediculous. Truck reg on top of that.....forget about it. Glad I found your page. Thanks

look at north or south dakota. one of those do not have to live there to get residency and register vehicles. Many RV people do it.

That can be hard depending on where in Texas you are looking. Central Texas has a lot of deed restrictions, although why somebody feels like they need to control property they don’t own any more is beyond me. Get a good realtor that works with land buys. They can really help save you time.

I would love to have 10-15 acres with some live water on it or I could make a 2 acre pond... with trees.... I really rather find something in on NW border of MO. I'd rather find some land like this through a perso/word of mouth... someone knew someone who'd be willing to let go of a chunk of property in mid trees that like a farmer would never really use or wouldn't miss..... Yes... No easements.... maybe one road to ??.... I'm a disabled Vet... and the NW MO border area is a straight shot back to Des Moines, Iowa.... good for the kids...... Any advice or help would be Awesome....... I could sell my house.... I rid, race and play.... Mostly ride as I get older.... I reflect your attitude on most everything I've heard on this video.... I am not a full time RVr, but am 100% Country Boy and I'm a Land Lover, lol..... and I'm an Artist who will learn to do many things including tree carving.... Lots of Fun to the then, lol.... That is a good idea but we don't want to have an RV park or any issues/headaches with having people there when we aren't. There are a lot of people out there now creating these types of opportunities for RVers, just not our cup of tea.

We have looked at buying land for a home base but it would eat up our savings and we don't want to spend our invested money just yet so it can fund our traveling. It's a personal choice. I think that property is always a good investment in the long run.

I agree 100% the right land is great investment. First purchase15 acres great for hunting,but not a homebase, second purchase 1 acre waterfront and woods great for fishing and hunting,but someone bought a house right next to us. Both properties were great investment as well as fun for the kind of outdoor activities we enjoy. Now this third property we did a lot more homework from experience. 5 areas with water and sewage and RV /mobile home set up.

Not at this point. There are only 2 to 3 months out of the year that it gets cold enough to cool down this insulated building. I may add a wood burning stove in the future. I have plenty of wood to burn.

I want to buy propert in tenessee to do this exact same thing. But I run into zoning problems. What is your property zoned for? And how did you get zoning permission to live in RV on property. Any tips? Locations to look into? Any help would be great. Thanks in advance

Property is zoned agriculture. The RV cover and shop is permanent. Since we travel, not a permanent residence, it's not against the county ordinances to live in the RV while temporarily parked there. Hope this helps.

No, but you do need a fake home base to satisfy the U. S. government, a driver's license and vehicle insurance. I am a full-time RVer, nomad, and if course I love traveling to where it's not hot in the summer and not freezing in the winter. Owning a house again, paying taxes taxes, heating and electricity bills, shoveling snow and unexpected bad neighbors is not what I want to get back into. P. S. There are traveling nomads in their 80 and up! I'm 73!

@@Popo-gj1cn Oops Sorry. It all depends on the service type, electric power/watts usage, the location of the nearest utility pole/transformer to connect to, how far from that to your service, if you are above ground or below and what power company is providing it. Sorry I can't be more specific.

@@Popo-gj1cn See how far closest telephone pole with electric is. The cost has to do with how many poles and feet to run from nearest existing pole. If within a hundred feet maybe 1,500 if dig own trench with rented trench. If have to run it half a mile much more as have to add more poles, clear, dig trench, get right of way. Call local electric company.

Some states were limiting entrance and exiting from there making you quarantine before entering or leaving. We had Covid 19 in January 2020 so we had antibodies but everyone didn't care about that. Too many hassles/bogus compliance to comply with.
