Hello fellow veteran here. You can indeed have multiple VA loans at one time with zero down. The key is to ensure you don’t go over your entitlement. For instance, in Florida when I purchased a property, the VA entitlement was $1.25 million. The house I bought was $400k. Meaning I still had over $800k in entitlement to purchase a second property with zero down which I did. Your lender should be able to tell you what your entitlement is because it does vary from county to county. You must live in the property for one year before purchasing a second.

David, to add clarity to the VA loan: You can absolutely have multiple active va loans, up to, but even past, your entitlement amount. For instance, if your entitlement is 700k, you can have two separate va loans each at 350k. If you wanted to go above that entitlement amount, you’d have to pay 25% of the borrowed amount. So, one loan at 500k, one at 300k. However, you’d pay 25% of that additional 100k of the second loan, resulting in needing 25k to put down.

Veteran here. The VA loan is awesome for a personal residence. But the 0 down sucks for cash flow in the short term. If you can live in it long enough to where market rents catch up with your payments then you're good. I would try to come up with a hefty down payment and refi that condo into a conventional loan. But losing 1k a month it's probably just best to float the note until rent or equity catches up.

Dude, that was the best way to describe God and real estate! We prayed and prayed and prayed for houses. Then we decided we need to just put it in his hands and stop looking. He dropped a house in our lap that has 110k in equity without even doing anything to it!

@david, the military gives you this thing called bah, which helps cover the cost of housing. It is specific to each area. For example in Boston I got $3600, but in Macon, GA I got $1700. If you decide to stay in government housing, you do not get that money.

Also, if you are married and both are in the military, each gets BAH, so both my wife and I got $3600, so we had $7200/month above our regular pay to use for housing.

I wouldn't see it that way. If you ask for those things. you're asking of your own free will. If he provides them, you're using them of your own free will how you best see fit. I think it actually HAS to be this way if we have free will
