The owner can ask whatever he wants... it's his land. Compromise comes when the two realtors get together with the buyer and owner. Most likely though, the person that buys this land will probably not be too worried about a hundred thousand or two more or less in the long run. Beautiful property for sure. Congratulations to the person that ends up with it.

45 acres of income producing blueberries...and they mentioned being willing to add a septic system AND power for anyone paying asking price. So...they know it's a stretch.

Everything is wildly overpriced right now my sister just got married so I was just in Stoneham Maine which is basically in the middle of nowhere . There was a new construction house three bedroom probably 2000 square feet on less than acre and they were asking 5:25 k. The Massachusetts prices have officially crept into Maine. The address is 533 Main Street Stoneham Maine. It's walking distance to the boat launch on keewaydin Lake but that's all it's got going for it

If there was at least a right of way to the lake it would ideal to be able to ride your horses or walk your dogs to the lake . Even trailer a small boat with a side by side . Without that you have to use the public boat launch to even get close to the water . That subtracts from a half million dollar property that close to water .I bet the owner gets 400K though

Still longing for my house with the old man in the tree carvings and chickens and goats and the pigs were taken. I know it sold but I hope the land choses who can and cannot live there and the land says gotta go. Reserved... (I'm just not or naughty pineing) Sometimes I think everything online is fake. Best to keep in close contact with the spirit of live and truth which isn't fake.

Im jealous. But the price is not gonna work and would have to have a crrek. Blueberries and trees. Thats wat im looking for. Im happiest wen im taking care of trees and plants. No big mansion just put me in the middle of a blueberry patch to cater to.

I love to make a farm chickens cows apples trees blueberries I love. Maybe some cows and a few pigs and goats. So I could do cheese. That is nice that owner will help to. Now to convince husband to move there, I love the property.

Agree with some other YT-bers...seems a little pricey; thought the Cowboy sold 700 acres of similar blueberry land just a few months ago up that way for $700 or 800k. The blueberry fields are only good if you want to pick them. Labor is getting too expensive and why landowners may be selling big acres--they are getting too old for one, but dam Maine's new minimum wage is going to be going up to $15/hr--likely why the seller is like screw this, labor is too much. Rick T just sold at 146acrs of nice timber land for $250k--will be interesting if that price/acre is comped to this one. Nice to have a well--but at 1/2Mil, may be too far NORTH for this perk to pay off when you can go a little further south get 242 Acres for $250k in Guilford, 175 acres for $295k in Mt Chase, 752 acres for $750k in Rumford.
