We just bought our 3rd house using the VA. (3 yrs ago) .I don't know what's up with the VA and the lady you spoke of, my rate is at 3.5% .The reason I use the VA is, 1st, because I earned it. But mostly because I don't have to make any down payment and it's 100% financed (convenience). And also we'd have to be able to live in 1 part of it. And we would rent the rest of the home out as a Air B & B to help pay it off faster & right away you'd have to sale off the land around it to pay it completely off. I'm assuming to a farmer. This place is clean and they did a good job with it. But this part of KY is over priced. So many locations in the U.S. have small dying towns. You can get great places for very cheap. I would only buy if I needed to work in that location for a very, VERY well paying job.

We do get some wind, but take a look at all those rickety tobacco barns on the tops of hills - they have been there 100 yrs - and still standing... Diagram here from Wikipedia: en.wikipedia.org/wiki/Tornado_Alley#/media/File:Tornado_Alley_Diagram.svg Secondly, July and August are our hottest months - in the 80s. But everything is air conditioned, so it is 60s in the morning and night - and 80s in the peak of the day. 3rd - we came from NJ 30 yrs ago - here we enjoy two things that I like: it stays lighter, later - 9:30, its still light out - because we are so close to the next time zone - we like that. 4th - we also enjoy about 3 extra weeks of spring - and 3 extra weeks of fall. Which equates to 6 weeks less winter for me - I'm happy. 5th - we also enjoy average of 3.55" of rain per month - which keeps the grass green and the lakes and reservoirs full. PVA shows 3.7 acres, HuntWise shows 3.9 acres. The seller never did a formal survey from what Hunter told me. She is a close family friend... his duty is to put his seller's hat on and get her the most money he can, so she can gift it to her grandkids. Then he has to put on his buyer's hat and get you all you can -- AND the most important hat is to make the deal come together, so everyone is happy with what they get and shakes hands. Its a fun job - with lots of price. Because he is making people's dreams happen.
