[00:00:03] You are right in the middle of Kentucky's thoroughbred farms in what we call the bluegrass region, which is around Lexington, just south of Lexington. In fact, one of the nicest bluegrass farms in the whole state is right up here called Seanie Farm. It's privately owned. It's an amazing place. Twelve hundred acres, and that's your neighbor. So we're also in the heart of Mercer County's horse country, which this is Mercer County, Harrodsburg. You may have heard of Shaker Village, which is right there. It's another one of your neighbors. And the Kentucky River is right in behind here. This is 475 Bradford Lane. This is county maintained. It's about a mile, mile and a half. Whatever. I'll put it right here, however long it is in this county, maintained up to this point. And this is where your property line starts. This property. So this is just your driveway. There's another house right there. So they have an easement, have a permanent easement in there. This is your driveway. You're on both sides of this, but it's both sides of this driveway. I'm going to assume that if you're looking for a property like this, you probably have some large animals, maybe horses, maybe llamas, that sort of thing. Well, this is the horse place for you. You've got a beautiful house that's just been remodeled and expanded. You got 2600 and 25 square feet heated and then another eight seventy-five in a walkout basement that's unfinished. But really close to being finished, ready to go with another bathroom all plumbed in. There's no bathroom there. And in a laundry room and lot a lot of heat. Heatwave square feet down there so you could have 3500 square feet here. Right now it's 4 bedrooms, 2 baths. It could easily be 5 bedrooms and 3 baths. You've got a gorgeous bathroom and show you that barn. You've got a great horse barn here with five stalls. I believe we'll go look at it. No vinyl, melts real easy. I've seen people bbq too close to house, melted their siding. They weren't watching. Brick, stone, better,. But wood, not concrete siding, is ok. A painted white house in the country, reminds me of a real lady in her white dress, serving real lemonade on a ivy covered porch to friends and neighbors in 110 degree heat. Almond cookies a plus. Hahahaha
