You’re welcome! I think you’re gonna find when you’re really looking into the cost of living here in Italy versus say the United States if that’s where you’re at, you’re gonna find that it’s about half the price or less not even taking into account real estate. You should be able to retire much earlier, or maybe you’ll be able to retire and do what you want with your life and not have to be a slave to the job forever.

Hi Brad and Olivia....my husband found your channel just two days ago and we are already appreciating your knowledge regarding short term and long term rentals. We are a retired couple who are looking to do the "90 on / 90 off" with a homebase in the US until we find our dream home/apartment/villa to fully retire in Italy. Your advice is spot on with what we are thinking we need to do, before buying anything in Italy...short term rental while we are searching for our long term rental.

You hit the nail right on brad ! That has been my plan from the day i decided that i wanted a change in my life and chose italy. To rent first for a year and then buy. What you said about renting first short term to find a long-term rental thats exactly what i am planning to do. I will be submitting my papers to apply for residence in the next couple of months and since one of the requirements it is that you have to show a yearly lease when you submit your application then i will go first there stay some place for 30 days and find a place to rent for 12 months before i submit my application, etc.. And you are just the guy to help me find it ! 😂 I considered pluglia but is just too flat, too white for my taste. I prefer the rolling, green hills of beautiful tuscany, and i need to rent a place close to public transportation cause i won't be driving till i feel comfortable with the surroundings. So it will have to be in a centro historico. I am looking forward to seeing your new videos for rentals. As always, you are always a step ahead

We're two of many canadians who cannot buy in Italy until at least 2027 because of the reprocity law. Although disappointed at first we are getting more and more enthusiastic about the idea ! 😉🙂 One thing is for sure, there will be thousands of Canadians looking to lease long term if only in order to get Elective Residency !!! Hopefully someone picks up on this and starts a finders business !

Of course! Never move without research … and spend real time in a couple places.. I’m staying a month at a time… and always learn Italiano … or as much as you can to get around and “live” temporarily!

Excellent exactly the info we were looking for all about renting and also short term. We can probably visit Italy for a month at a time. Had it be 25/30 yrs ago might be interested in buying but not now . Easier for us to rent. As always your videos are awesome and informative . I was looking out our patio the other day and said to my husband that looking out over the back field reminds me of some of the beautiful landscape in Italy . Great idea Brad, we rented for 2 years when we moved to Costa Rica. It gives you so much flexibility to explore and find your happy place. We would tune in for sure as we will rent once we make it to Italy.

@@BradsWorld it will be nice to see some other places. The market is def saturated in the Tuscany and Puglia areas by the KZbin crews. Sicily has been getting some love but the water issues make it a hard pass. Nick has had some cool places to see in Umbria that are still close to Tuscany.

I would suggest ABRUZZO ,it is rated as the greenest region in Europe. High mountains, hill, beachs, many many old villages, monuments, food, wines, a lot of nature. Why not MARCHE (north of Abruzzo) and MOLISE (south of Abruzzo ) regions.

Your business background has served you well. You have an income stream with your five apartments. You are right: looking for a long-term rental or a house to buy is a job, and needs a project management approach. (The variables/unknowables tend to be the Bureaucracy in the case of Italy!) 2 things I like to add. We have done something very similar. We found an agent in Todi called welcome service. They have one to five month short term rentals, way cheaper than Airbnb in medium season, April, May, June. As for long term rentals idealista is unfortunately full of people putting short term holiday rentals on a platform for long term rentals. The quoted price per month is actually the weekly rate.

I can do a SHORTS video about the West Coast, but since I don’t get very often there myself personally it’s hard to do the live action once. It’s just too expensive to travel around since I don’t get any serious pay from this. Gas is $7/Gallon.

Around here and in most Italian areas there is so many abandon apartments and homes that there is NOT a lack of rentals for local people. There is however a lack of interest by Italians that have properties that could be used for long-term rentals in doing so, because there's a tendency here to have people rent it and then never pay the rent and it's almost impossible to get them to move out which may take many years in a ton of legal fees. From who I've talk to here that is the major obstacle in people doing long-term rentals. This is not true in a select few major tourist areas like Venice, Florence, Lucca, Rome… But the majority the country is not in a housing crisis.

You don’t need a visa for up to 90 days. If you want to get residency here, you need to produce a lease or a deed to a property. The lease needs to cover at least one year…

I’m having a hard time with deciding to buy anything when you can only stay for 90 days as an American. There are tons of people on KZbin renovating in Italy only to find they can’t get permanent or reasonable residency to stay in it. It’s a great deal for Italy. Not so great of an investment for foreigners.

There is a ton of vacant houses here and lots of things for rent. The house I am living in was not used for a few years before we rented it. I have yet to see any homeless people here in Italy. I have a LIT of Italian friends and nobody has ever mentioned a problem here with being able to find a rental or a house to purchase. If the market was actually as you say, there wouldn’t be 100,000’s of homes for sale in Italy for

Why not own and get something for that 700/month? Yes it's a hassle, yes, Italian law is weird and scary and yes you may have obligations. But you have your own house and greater freedom with what you can do.

I got no problem owning. I already owned five apartments here and I’ve spent welding into the seven figures. We haven’t been able to find the right Villa without issues although we’re getting close. I’m just saying for a lot of people renting might be a good idea, especially to start. Our idea of what we wanted when we first moved. Here is a little different from what we’re probably gonna do now.
