I’ve had some experience with this. The one thing you have to be aware of is zoning. Some areas will have a real problem with running a full blown business on residential property, particularly any “community” type ares with HOAs etc. usually you can do a 1 on 1 type business like a therapist etc, but obviously yours isn’t that. So look for dedicated live/work zoned areas. Just something to consider when shopping around.

Related to zoning, you want to make sure that the area you buy will allow you to construct an outbuilding on it for lego. I don't anticipate this being an issue, but still something to check with zoning prior to purchasing a property.

It’s a great idea Jordan! Your kids won’t necessarily know it until they’re old enough to look back but an acreage will give them space to let their imaginations run free in a way that a small city lot can’t provide. I see it in my own kids being stuck in town after I grew up on a farm. My kids are always bored. I was never bored. I learned quickly to use my imagination to have great adventures rather than be entertained by outside sources. I wouldn’t trade my childhood for anything.

I’m starting to cycle stuff off into storage and getting ready to sell some things. The full can become overwhelming and make the space not as welcoming. Always a work in progress.

As a fellow Albertan, it’s wonderful to see a local creator grow and become successful. Leduc and St. Albert are the two areas that come to mind when looking for an acreage that’s close to Edmonton, although I’m sure there are some hidden real estate areas within the city that can accommodate enough space for custom buildings (West and South most predominantly). Keep up the great work!

I think an acreage is a great idea! For the barn/outbuilding, get something slightly bigger than you think you need, as it will give you room to grow.

Get a garage door or two if you get a barn! That way it could be used as a workshop/garage for anyone buying the property from you in the future, and help your resale value

I would get rid of that zoo in a heartbeat. it doesn't fit or look as nice as the rest of your city. in addition you can mount half billy bookshelves above the lego city perimeter which would offer tons more space.

If your lot can accommodate that kind of a building, its definitely something you should go for. not just because you get the size to grow, but you also get the basement available for the kids to have as their playroom in the years to come. And as the kids grow i think you would definitely feel bad if the kids were kind of down prioritised for the lego needing the space downstairs.. not to mention you would also get the home as a free space again, not feeling like your at work all the time :D hope you can make it happen in some way!

Watching the growth of the KZbinrs I sub to is amazing. Whether watching them break free of their 'parent channels' to do their own thing or seeing an 'at-home' KZbinr becoming a 'studio youtuber' is amazing. I love to see the growth and the expansion of creativity that comes with new and better spaces. I'm only a newer sub, but I am here for the journey now!

Regarding the buildings you were looking at: The "residential grade" structure is likely to be the level of finish you will need. I looked at a steel frame structure for my new 40'x60' workshop, but by the time I'd insulated it and added plumbing, electric, ceiling, etc, it would have been more expensive than a conventionally framed building. The basic steel building is just a shell to keep the weather out. You need to effectively construct a wooden building inside it to make it comfortable. I ended up going with a conventional 2x6 frame construction and wood trusses, and I know it was the right choice for my workshop.

keep in mind a shop space with ceilings taller than 8 feet is a waste of space, you have to pay to heat all that extra over head space if you have a building with ceilings higher than that increasing your costs

Hey Bricksie. Love your channel. Space is a problem for me too as I only have a small apartment, not a house. My Idea is that you can always build your city UP rather than just out. You can make your trains underground and build you modular above them. You can combine smaller sets into a larger set. Think "Ninjago City" style. That is what I plan to do with my Lego collection.

Perfect idea the fact you will be able to separate your home life and work . Will be really cool for the channel to see the process and certainly future proofs getting more sets in the future in how you will display them . I think it will make some interesting projects too in terms of displays you can make and allow your creativity to really shine :) .

I have a house that looks exactly like the Ranch Hand style house you previewed. Just for a bit of context mine has 3 bed, 2 bath with front and back porch. I would suggest a shop style building for housing the Lego City.

Hi Bricksie. I’m an architect and while I don’t know prices in Canada some of those prefab units should cost between $30-$50 a SF. Which is really cheap. I would definitely recommend adding a bathroom at least so you don’t have to run back to the main house in the dead of winter. Also an area for a living room where you can have your studio, maybe a bar for beverages etc so you can spend more time out in the “garage” - I really like the barn style buildings as they are meant to keep cool in the summer for animals and warmer in the winter. Happy to assist you further if you need it. 2 acres should be plenty, you could go less actually. That’s 90,000sf of land so if you have ample room for two large structures. Maybe consider a structure that is modular too so you can take down a single wall in the future and continue to expand the studio. Cheers- Kristoffer

Got to love it! I don't know rules in Canada but I bet that 20% is to get rid of mortgage insurance which would up your mortgage payment that much more. And I remember one of you previous videos where you talked about turning a rental property in a Lego house. Security is a BIGGIE. You got to live where you work. A separate shop where you can close the door and turn off the lights while walking back to your family space? That's perfect for you and your growing family I think! I wish you all the luck in making that a reality!

Before you start construction. Check with realtors. Maybe there are houses suit your need already. I'm from Calgary. Seen many properties like this, some owned by local Lego builders!

When I commented on the last Ask Bricksie episode about this exact question I was expecting him to say something along the lines of “ya were gonna add a few shelves on the wall and maybe build another storage closet” I was not expecting him to want a whole extra house sized building for the Lego. I have finally mange to get my hands on some Billy bookshelves for my Lego sets like the DeLorean, Optimise Prime, NES, Discovery Space Shuttle, and the Titanic (on top of it). It make them look Awesome! Thanks for the inspiration Bricksie!

It'll take a few months fastest I've seen is 8 weeks, for the crew to get to your property and build it. A 40*80 with short walls and no garage doors should be super affordable. You just need the zoning permit, and the cement pad for them to build it on.

I agree..really it would be good for more water for the boats and the medieval section should be on show and its getting very tight down there so you have to squash everything together.

I think that it is great to think about the future and begin planning for it financially as well. Who knows, when you are ready to make the move in a few years there may be a property available with the additional building on it! That would be cool! And please rethink the need for windows in your buildings, especially because you will be working out there a lot. It is a fact the windows are important for health, physically and emotionally, and with this being “a place of work” you will be spending a lot of daylight hours in it. Frosted windows or glass block windows for security and privacy may be a good option to consider. Especially glass block. Just my 2 cents worth of thoughts.

Have you seen "LEGO Loop Coaster connected with LEGO Roller Coaster"? I think that would look awesome in your amusement park! Plus it would be fun to see you join those two sets! 😃

I'm happy for you! Having your own Lego studio would be wonderful, keeps the work separate from your home life, gets you so much more space, and gives your family room to grow! I'm an architect in the US and I'd recommend you give the sales reps for the metal buildings a call and just tell them you're wondering what the current cost for one of the models you like is if you bought it today. The price changes most with world steel prices but at least you can get an idea. When you buy a building like this the prefab building company provides the drawings for the building, you will need to hire an engineer or architect to provide the foundation design. When you purchase the land make sure to buy the building survey option, so you can have a site plan showing the existing building locations. If there is a lot of grade change you will need to get a civil site survey to determine grades, and the structural engineer will need to design retaining walls for your building pad. With the engineer's drawings for the foundation and the prefab company's drawings for the building you can apply for permit. I'd suggest if you can do it, add plumbing to the building to provide at least one bathroom and a kitchenette, that way you do not have to run back to the house to use the bathroom in the cold winter. If you want to discuss further what to expect send me a PM. I'm not selling anything, I'm US based and you'll need Canadian licensed engineers, but sometimes it's nice to just talk through what to look for and expect doing new construction projects. Great idea! I would add bathrooms and a kitchen. You’ll want to be able to heat up things and make coffee. Plus I really think you would want A/C. Look at what it took to add it to your current house. Make sure the zoning is ok.

We call the basic style buildings pole barns and the big thing going on now for house style pole barns is Barndominiums. Lots of unconfined space for a lot less money than conventional stick built houses. And with your new family additions coming. Might be a very wise investment. Also maybe you could have like a museum portion of your builds/ collection and charge admission. Just a thought. Lol

I think only thing you didnt mention was AC you would want that configured also because those type building can get quite warm and in the summer working in there its going to get quite hot. But makes a lot of sense to go acreage with the twins and everything your doing

Brother, I know exactly what your talking about, and honestly, perhaps a ton more since the pandemic know this feeling as well. For you, However, I would suggest that you find yourself a bit of Property close to home that you can buy or rent, that will allow you to build a small office. You could have your office, Miss Bricjsie an office, a Live streaming office, and then the main exhibit room where you will construct your Lego city on the extreme! But there is also something else to consider as well. Whether or not you are getting this feeling because your enjoyment of LEGO is starting to feel like work, and possibly making you love Lego just a little bit less because your hobby/passion has now became your employment! This is for you to decide, but one way you could do it, is have an office like the aforementioned, and then have you home LEGO city that you share WITH NO ONE! Where you build just for fun, no cameras, no need to record, just for your fun! Then your Office space could be for the world! The worlds LEGO city so to speak! You can achieve this by purchasing a small home with land as well in order to be able to build that office on site. (I am hearing you talk about real estate now! LOL.)

I’ve said this before and I’ll say it again, you should open up a Brick Bin in Edmonton and have an area in the back where you can have your city set up, with plenty of room to expand and make changes if necessary. And you really need to save and have a backup plan for the future as well, KZbin won’t be around forever. Good luck.

Those properties you were looking at are huge with a lot of grass which you would spend a lot of time cutting or you would need some goats to maintain it. Plus if it's to rural, you could be snowed in for days in winter. Did you ever think of renting a nearby apartment to move the lego to? You would still have to travel, but maybe you have some apartments near by you could walk to.

Make it big enough that you can park an RV inside it just in case you decide to go that route some day! Trust me, as you get older you decide on things you never thought you would want. We have owned an RV now for 9 years. We LOVE it! We have a whole new group of camping friends. We didn’t get one until our kids were in their late teens. We really wish we could park it inside a building. We live in the burbs of Portland Oregon so not really possible for us right now.

To be honest, you have some great ideas. And at the rate your channel is growing, I think it's very possible to reach this goal in the near future. And I 100% agree with you that what your planning is better than renting a retail space. Many retail locations charge thousands of dollars worth of rent. Not including utilities. Although this idea is gonna be expensive, it'll be cheaper in the long run. But it'll be weird to see the LEGO City not in a basement. Lol

Edmonton is so littered with empty warehousing, service bays, light industrial offices, there must be something out there that is quasi affordable to lease. Could get you some space in the house and a place of work to keep that mental separation to run the business side from. Heck roll it into a storefront, charge people to see the city someday, you could totally do it.

Currently I am 14 living in my parents home and I only have one room that’s my Lego room my bedroom and my KZbin studio I am going to try to optimise all the space I can now for Lego storage and be able to grow a successful KZbin channel (I can move out in 4-5 years)

Go big. Build a large build with room for an expanded studio, a Lego museum and a community area for Lego like groups. You might even be able to get the province to chip in since it will have some community space. Also, you would get revenue from guided tours of the museum, building workshops. Plenty of potential.

I think it's a cool idea! But... 1. you would have to save money. 2. you would need to sell your current property. 3. you would need to buy a house and a lot of land. 4. then you would need to build a barn/shed. 5. You would need to do lawncare and other stuff to keep up your property.

You could certainly place a temporary-building, ie: Shed. In your garden. Would have to be small, though practical. 👍🏼

I suggest some of the big scale cars should get their own section in maybe another room of the house, so Technic cars and Creator cars that are not minifig scale. That's what I'd do tho, but you do your thing, Jordan. Your Lego room is awesome.

If you could get a big barn/shop style building for the lego that would be "future proof" for more etc and lots of space for display, and a lot of room for a city and possibly other theme layouts. I also just having more space to move around freely would be great too, because it does look squished Of course you got to factor in finding the right area, right property and does that property have a house. If not the costs of everything. I can't imagine moving all the lego though that would be stressful

Rather than do the whole Acreage idea. Why not get a storage unit/container nearby, and out all the sets of you don't need on hand there. Regarding Shipping, I store my shipping stuff in the Garage, you don't need it in the kitchen.

Sounds like a good plan especially when the little ones come along. Property prices are great for what you get there but everywhere is expensive overall. You'll need 12 months to adjust once you have twins I'm thinking and then review again.

A really great metal building supplier I have heard of is Nucor Buildings if you wanted more options. I think the off site studio is a really great idea to keep work and home separate, best of luck with whatever you decide!

I think the city would be better off without the zoo, it takes up so much space and seems out of place in the downtown area by the larger buildings

If you get a barn, put in a bathroom. Trust me. Even if it's on your property, in the winter that can be a long walk if you're in a hurry!
