@@lukewiles1 Not really, I live an hour from Brisbane, but love seeing all the older queenslanders in Brisbane being done up beautifully and seeing what kind of returns you can get in different areas. Id love to one day invest in Brisbane.

Thanks! In my opinion, both Holland Park & Holland Park west are great areas for long term growth. They have larger blocks than suburbs with less Kms to the CBD being 600m2+, good proximity to the CBD/public transport via busway/Logan Road & Cavendish Road State High School is sought after. Bonus of Holland Park West compared to Holland Park is the elevation (higher on the hill) but this is reflected in prices. Things to be wary of are being too close to the motorway/main roads due to noise pollution.

@@lukewiles1 Thanks Luke. Would you say Cav Rd near Nursery rd end is a main rd? Its a pocket that just sneaks under our price range. Corner nursery and cav rd pocket (oates rd)

Hi Luke, do you think that a house being higher on a hill sells more than a house not on a hill? I guess it might depend on the view but I have been following the market the past 3 years and especially during 2021 and houses are selling really high regardless of it being on a hill or not.

Being on a hill (ie aspect of a property) is one component of a property's appeal. It can definitely attribute to a price premium but this definitely depends on whether the block is sloped significantly, if it has a view, access issues etc
