No state income tax at all !! I've live here over 40 plus years. Never was, and doubt there ever will be bc TX is majority Red. My last and current home is an exclusive master planned closed Town. SF is 2,770, 4 br, 2 1/2 bath, media room, game room, 2 balconies, 2 covered porches, auto lawn sprinklers, plus other features, yet my property tax is under $3,000. per year. Taxes used to cost $5,000 plus the first few years, which still wasn't excessive for all the free amenities we have. Edit: forgot to include attached 2 car garage.

I live about 30 minutes from this area. There is a lot of open area, but you are in between McAllen Texas and Harlingen so there’s also a lot of cities. SpaceX is also close by. It’s a growing area so jobs are definitely coming in.

The whole RGV booming, if you have funds invest in a few acres because they are still cheap and doubling in price. Build a house, and rent it out for $2,000.

I live in a rural community in west Texas. This house would probably sell here for close to the same price. Housing is quite affordable in rural areas, but it can get pricey in the big cities. Smaller cities do still have reasonable prices as well. I just saw a new home comparable to the one in video, in Lubbock, which is near me, for $359K.

I agree, this is a beautiful home, Kabir. Really nice layout, fixtures, etc. I live in Boston, MA and real estate is high here, but I DO live in the city. Your house $$ go a lot further in Texas.

The "RGV" he refers to is the Rio Grande Valley area. This house is near Brownsville, TX right near the Mexico border across from Matamoros, MX and along the coast of the Gulf of Mexico. So expect long hot and humid summers and mild winters. It definitely helps to be able to speak Spanish in this part of Texas.

Looks like a new planned community. When you buy one of the first few houses they are usually really cheap compared to a couple years down the road when the demand is higher. I bought the second house in my community for 275k back in 2022. Now houses in my community that are similar sizes are going for 500k plus.

you really cant compare to the cost of living in a MAJOR city like London. you can find affordable brand new houses like this anywhere in the states if you stay outside of major cities (or even minor cities for that matter!)

I love about 30 minutes from this area. There is a lot of open area, but you are in between McAllen Texas and Harlingen so there’s also a lot of cities. SpaceX is also close by. It’s a growing area so jobs are definitely coming in.

MCAllen is considered a border city. The crime rate in McAllen is lower than the national average. Property taxes are lower there as well. For under $300K and at 1700 SF, that is a good deal. I paid $321K for 1891SF in the DFW area.

Our lot isn’t huge but our house is! It was $359k. 4 huge bedrooms, a loft, double garage, 2.5 bathrooms. We used his VA Home loan! We waited 20 years to buy our first (and forever!) home. We got everything we wanted without compromise! We’re in South Carolina ❤

Yes, you do have a drive to things like a hospital ect. But the reason why its this price its because its a drive away from everything. We have no state tax, but we do have property tax , sales tax and federal tax and social social security. I personally wouldn't live anywhere else. Its my home.

Also Kabir, don't move anywhere that has hurricanes, tornados, flood or earthquakes. We have some seriously ridiculous weather in some places. Insurance is through the roof! I think that part of Texas is ok weather wise but hot as hell in summer but we always have AC here!

One main thing to remember, I am not sure how many states in USA have this, but while the house can be HUGE for $300K, keep in mind, a lot of us also have property taxes and they go up the bigger the land and home.

This is generally true, give or take a little depending on a few factors. One reason is that Texas has no state income tax, and the state legislature is trying to find ways to reduce, and their have been ideas floated about even eliminating property taxes, or doing so for certain types of property. It has not happened yet, but it is being researched, and various opinions of experts in revenue sectors and city managers are often in the discussion about pros and cons of doing it. One thing that really isn't discussed, is when there is an area of development where builders have multiple houses like this that are, or will be being built, you will be given the option to tour different floor plans of the homes they will be offering and be given the option of a floor plan layout of a home they offer. Obviously, there are different price points, but there are usually multiple options in different price points you can choose from and in some cases be able to add small upgrades at incremental price points. So let's say a base price is $295k, but you want different material counter tops. It may increase the price by $500 or $1000. Things like that. In general though, this video is like that in Texas. In more rural areas you'll get even more for the same price, but the trade off may be a 45 minute drive to work, or a mall, things like that.

This house is small for the US. I think the reason it looks roomy is because there's no furniture. The main bedroom looks big enough, but the other two bedrooms are going to be pretty tight quarters once you get beds in them. My house has the same square footage, and it can be pretty cramped.

No income tax in Texas, but there’s a 6% sales tax. TX is also a place where things are spaced pretty far apart, so there’s a lot of driving - but gas is pretty cheap. Doesn’t often get really cold in TX for any length of time - pretty warm.. and hot in the Summer, so AC is a big expense. There are many places across the US where you can buy a home and live a lot more inexpensively than the huge cities.

There is no state income tax in Texas. Property tax varies from county to county. This includes school tax and city taxes, too.

$171/sq ft is crazy for what you're getting. This place is in the middle of nowhere, 9 miles to the nearest supermarket. No parks, sidewalks, neighborhood amenities or anything. I paid $169k for a 7 bedroom 2,600 sq ft house in PA in the middle of a vibrant neighborhood and a mile from a station with 14 daily commuter buses to NYC. There's no way I'd ever pay that much to be in the middle of nowhere.

How long ago did you pay that for your home? This is also a brand new home, so there's that. Having to work in NYC is not a plus, that speaks to not much is happening in our local area in terms of jobs. If Tesla is moving to this area, there likely will be other employers.

1700 square feet is considered to be a moderate size for a middleclass house in most states I have lived in. We have bought 12 houses over the years and three bedrooms is less than all but one of the 12.

Brownsville Texas has the best zoo I’ve ever been to and I’ve been to Los Angeles and San Diego and Bronx and many others. It’s called the Glady’s Porter Zoo and remember when comparing bigger isn’t better. Think natural environment. Texas doesn’t have state income tax

You used to be able to get deals like this in Florida, but definitely not anymore. Even desirable areas of the panhandle have lost their value-oriented nature. A home like this would be about $750k in the I-4 corridor, $1 mil. in a nice South Florida suburb, and maybe $500k in a nice panhandle suburb. If you're willing to go down in area desirability or go gentrify a still rough area, you might be able to chip off one or two hundred thousand dollars but you wouldn't be able to touch this price still. Super hard to come by. Texas has done a good job at keeping up the pace of home construction when most other states stagnated home construction in the 2010s. Florida was hit very hard by the subprime mortgage crisis with second winter homes going into foreclosure and new construction basically stopped as foreclosures saturated the housing market. Texas emerged in a far better position and kept their property valuations growing at a less volatile pace.

Brownsville is on the border. You hear him speaking Spanglish so lots of Mexican influence. As he said that's where SpaceX launches from so Elon Musk is supposed to move HQ there along with Tesla supposedly to Austin. Tax varies depending on how much you make but don not have a State income tax just Federal ( 10%-37% ) depending on how much you make, Social Security ( 6.5% ) and Medicare tax ( 1.5% ).

The RGV Area (Rio Grande Valley) is along the border with Mexico. It is a thriving agricultural area, but can get pretty Hot during the summer as most of Texas does. Texas has No State Taxes, so you pay Federal Taxes + Local Property Taxes. McAllen is where I had some of the best Mexican Food I've ever had, but this makes sense as Mexico is only a few miles away.

I live in west Texas and that square footage is crap. The rooms are really small. In smaller towns here you can get twice the square footage for that amount.

The house in the video is in southern Texas (Rio Grande Valley) close to the Mexican border. We live in San Marcos TX which is about 25 miles south of Austin. We bought a 2015 2,400 sq ft house in 2017 for $293,000. House is now worth about $360+. Most houses under $300 k now in more popular areas don’t even get you any brick, just Hardie plank siding. The first house in San Marcos would cost you about $500k. In Austin the first house would cost you a $1M.

There's no catch. Just lots of land so when purchasing a house, at least 95% of the purchase price is based on materials and labor. In London. I bet a 2 acre lot with no structure would cost $200k.

$200,000.00 got me 1450 sq ft in a 1979 built house, 3 bedroom, 2 bath, vaulted ceiling, 2 car attached garage, good size backyard, North TX. Now worth $279, 000.00 if in GREAT condition, of course it is not 😂.

If you had to live in Texas, the Austin area is one of the best areas to live with so much to do. Traffic is bad on I-35. My other favorite place is The Woodlands in north Houston.

As is sales tax. And there are driving taxes a.k.a. tolls. Texas gets expensive quickly when you start to add up all the different taxes and fees which are just taxes by another name imposed by the government. The state is going to get their pound of flesh from you one way or another. I live in a northeastern state now, and it's cold, but I'm happy to pay 5% income tax but very low sales and property tax (compared to Texas) and get way better public schools, nicer communities, better paying and more interesting job opportunities, lower crime, overall more freedom/less hands on government where Texas just feels like a police state sometimes with how many cops there are that make sure you feel their presence. Plus I don't have to see homeless and immigrants and the trash they leave behind under every f*cking highway overpass.

If you make $100,000 in Texas, your take home pay will be $78,509, so you'll pay $21,491 in taxes. The $21,491 breaks down to $13,841 in federal income tax, $0 Texas income tax, $6,200 for social security, and $1,450 for Medicare. Basically you will pay an all-in tax rate of 21.5% between fed and TX taxes.

The only part of Texas that doesn't have a lot of infrastructure and jobs is West Texas. Texas also has no state income tax. I was born in Texas, and all my family lives there. There's no catch. Just lots of land so you dont have to pay a lot for land unless you're in a major city.

The catch is that the house is actually small, at only 1800 square feet. Mine is 3400 square feet, and I paid $420k five years ago in Nebraska.

Be careful, Kabir, saying things like, "In NY it's not like TX," but in most of the state of New York you could do that well if not better. NYC is a whole nother story, of course. In my part of Pennsylvania (darned close to the very center) you could probably get a house like that for even less, but unless you're an educator or a health professional, or can work from home, the job market is thin. The area is gorgeous. Lots to see and do in the outdoors in every season. Shopping is lousy 50 years ago all around went deep into mall shopping. In the past 5 years, any mall within an hour's distance has shut down and is either being repurposed or waiting for rescue. Great restaurants, though.

South Texas, specifically the Rio Grande Valley (RGV), is far more sparsely populated than central Texas or the coast (south of Corpus Christi). It is far more Hispanic than the rest of the state and the three largest cities Brownsville (183,000+), McAllen (143,000) and Harlingen are at least 50 years behind where cities like Austin and San Antonio are now. Give them 50 years and I think the population of South Texas is going to blow up. Corpus will be the biggest but Brownsville, McAllen and Harlingen will become large cities of their own. Violent crime in the area is lower than average but property crime is little higher than average. Incomes are lower but cost of living is as well. In 2022 the average cost of a condo or home was only $133,300. And yes, it gets hot, just like every other part of Texas.

Not sure why you always like to compare the costs in a remote part of the US with London. How does a place like this compare to housing in a place like Aberdeen or Penzance? That would make more sense. South Texas is brutally hot in the summer. Most of the residents speak Spanish as their native language, and have Mexican ancestry. There is no state income tax, but everyone pays Federal income tax. Property taxes are high. It not really accurate to say that states like California and New York are not affordable. Like any state, the cost of housing varies tremendously around the state. Look at houses in a place like Syracuse NY.

Most of the population speaks Spanish but not really sure it is their NATIVE LANGUAGE. English is the primary language and is used for official purposes, education, and government services, and is spoken by the majority of the population in South Texas. I know a lot of Hispanics that are bilingual but English is their primary. I also know a few Garcia's and Rodriguez's that don't speak a lick of Spanish.

Demographics has a lot to do with the cost of a property here in the US. This one would cost way more in other states. Mind the fact that it was set in a development which does lower the price of a house. Your neighbors are right next door. With that said, here in Vermont, property can some times be outrageous. It's cheap for a reason, you DO NOT want to live in that area, Kabir, in fact, there are very few places in Texas I would recommend. There is no state income tax in Texas but property taxes are notably high compared to the rest of the country.

I live in Texas, and couldn't pay me to live there. And, no, it doesn't have anything to do with being near the Mexican border.

We don't have a state income tax in Texas, just sales tax, & property tax. It's really affordable to live here.

For that specific house that the video is all about. The property tax per year would be approximately $7500. That comes down to about $625 per month. Certainly acceptable in my eyes, and if musk gets that company going in the area, you will increase your property value overnight.

Taxes in Texas are: School/Property taxes and local town taxes Federal Income taxes People who live in Texas and several other US states do not pay any state taxes on their income. The things to remember are that Texas gets brutally hot and you will need a car. You cannot survive in Texas without a car. Plus you will need to forget the short short drives. You can drive for hours in Texas and still be in Texas. Another thing is that it is recommended to have your passport with you when you live near an international border because there are roads which only head toward the border and if you miss the last exit, you will not be able to turnaround. I lived near the border with Canada and people would always get in trouble for not having their passport with them when they missed the last exit on the highway. Moreover, the southern US border has immigration checkpoints inside the US, so a passport and other immigration documents are important to have with you.

It depends. I live in San Antonio (inside 410) and haven't had a car since 2013. The bus system gets me wherever I want to go.

It’s not worth it. You live in a crap suburb forced to have a car to drive in traffic and have asphalt for miles on crappy roads because they think cars are better then public transit while not being able to afford to maintain this car infrastructure. We were sold a lie when it came to suburbs and they still haven’t changed zoning or anything to fix this problem.
