I would say furniture or no furniture, doing this condition of house is high end for a hmo. I think it’s a decent condition and style, especially when you consider the wear and tear they can receive.

@@JustinWilkins Thanks for your reply! I actually meant to say “sink” not “skin” haha. Could you also answer my question about council tax if you know the answer? If not, I’ll just Google it. From my experience seeing various HMOs, I’d personally class this one as average to low-end. High-end HMOs tend to resemble stylish hotel rooms. You can still achieve that stylish look with lower-cost furniture from places like Dunelm or other online wholesalers. I understand your point about wear and tear, but that’s why we ask for a deposit. I’ve had situations where smokers smoked in a room for months, and we had to replace everything, repaint, and reseal the windows to get rid of the smell. So I see where you’re coming from, but I still wouldn’t call this high-end there’s no real style to it. They’re clearly the cheapest everything he could find. In fact it’s rather depressing. Having said this tho it’s interesting he choice to tile the whole bath rooms and not just the shower area to save some cash.
