Dear sir At the time of buying our home(Duplex type) we didn't talked about setback area with our builder, even that time he didn't emphasis us to buy that space, he just said that we can plant vegetables but cannot construct for that we need to buy that land. Many of my nabour also didn't purchase that space at that time. Recently we planned to buy that space for car parking but now that builder is asking too much money for that small piece of land, we told him that we are not intrested, but now he is telling us that he will sell it too someone els and he might construct a small shop over their which will block our window if we dont purchase that land. Setback area is on back side of our house and around 25 feet horizontal and 7 feet vertical toward the road ( their is a road between my house and setback space). Sir I want to know whether that builder hold the right to sell that area to someone els apart from us and if he can so what legal step we can take, cause if construction happens we will get sophisticated. Also how can I know the real price of our setback land. I was thinking that if setback area is between our house and road then how can that builder sell it someone els, i think their must be some legal noms like we are the only priority for that space/ builder can only sell to us or something like that. Plz answer my query. Thanks

Sir we have a house 275 gaj... Made according to 60/40 rule back in 2003. We need to construct another floor . Need to know whether it will be constructed in 60/40 ratio or we could increase the FAR for the 1st floor by any provision? ...like paying any fees?

Paise insan pure de Raha hai banane ke liye 50% hi mil Raha.. apni jameen par hi insan ghar nhi bana sakta hai batao..... 10 se 15 % kafi h.. janta ko loota Jaa rha hai.. 50% mai naa to room ka size niklega naa kitchen ka naa toilet kisi ka nhi niklega ..

You can write on the map as follows.. 1- required set back --(as shown in layout plan) 2- Proposed set back -- ( as you want to propose if the width of the proposed set back is more then the the required set back )

Mujhe aisa kyo lag rha hai ki yeh rules wagerah sirf ghush ko badhawa dene ke liye hai, kyoki naksha pass karane me 4-5 lakh lagega aur uske baad saare rules follow karna next to impossible hoga, to Vikas pradhikaran jaiye aur JE, zonal wagerah ko 1-2 lakh dijiye aur jaisa mann kare waisa Ghar banwaiye 😂😂😂😂😂 Development authority rules are just to exploit common people 🥲🥲🥲🥲🥲😭😭😭

Sir hamara ground floor already construct th humne ouska map nhi banaya tha,sir phir humne ground floor aur first floor ka map sanctioned karaiya,sir map m likha hai ki old construction demolished within 1 month,aur sir humko ghar n demolished karna hai

Now since you had not demolished the old ground floor construction & build first floor on old ground floor. So you didn't follow the sanctioned map. Hence if you don't want to demolishe it , you will have to apply for the Compounding of this. According to Compounding Bye laws if it is compoundable then it can be considered for Compounding otherwise it will be intended for demolition.. Please stay tuned for more informative videos.

Since ground floor is proposed to be demolished in sanctioned map & you didn't demolish it and constructed first floor on old construction, so all your consideration is illigal & should be compounded or demolished..

Inke hisaab se to pahle 1cr ki plot kharido 100 sq meter banaras me phir 50 sq meter me ek jhopdi banao aur phir 5-6lakh me jhopdi ka naksha pass karao, aur itna paisa kamane me UP me 2 janam lagega, UP govt me tax wagerah US jaisa hai lekin suvidhaye Seria jaisi rahegi😂😂😂😂😂😂😂😂😂😂😂😂😂😂😂
