Great video - how do you handle a situation where a prior home owner hasn't had build regulations (but did have planning permission) for an extension. Then you need to modify/replace part of / all of the extension due to weather damage?

Quite a nuanced question, sounds like you're in a tricky situation. If the extension needs replacing anyway then you are likely to need building regulations sign off for the new works. If the poor installation is visible on purchase then we would suggest reviewing the price you pay for the property, to cover redoing the works.

No, this definitely sounds like something you will need to get building regulations approval for. For speed, you may want to consider a "Building Notice" if you need to get an officer to site ASAP
