Great video Justin! I've been told when budgeting to take your original estimate and add 20%. Always better to have it and not need it than the other way around 👍

Great video Justin, two refurb vids in one day I am well chuffed (Gary did his this morning). Really interested to see what you have done, like the black touches, but don't overdo them!! How did the radiator come out?? Not thought about a black rad before but might do one just to see. Budget was very interesting : if you over-budget you will always be pleased with the result !! My best tip is to forward-think all the sourcing of materials for each room so that there is no hanging around, or last minute shop-dash, which can waste a lot of your own time and perhaps that of your workers. I am presently doing my downstairs loo in my latest house refurb project (which I budgetted £500 and looks like its gonna be £560) but I am now sourcing and planning and buying for the upstairs bathroom, which wont be started for about three weeks yet. Looking forward to the next stage. Good luck ! 👍😄

Have you tried bare plaster paint from Screwfix? It does not require watering down, so not as messy as with a mist coat. I always use it now, since I discovered it.

You can buy a plaster coat from screwfix, dont need to water down. Think its called Bare plaster paint.

Hi Justin, great video and update! I am a landlord and have refurbed one BTL which has been renting out for 24 months. I’m interested in buying to flip so buy, refurb then sell for profit. Do you know if need specific mortgage for this or could be done on normal with 10% deposit type and interest only to keep costs down whilst refurbing? Thanks 👍🏻

Thanks for watching Martin! Great to hear you are a landlord, and looking to do future flips. Ideally flips should be done on some kind of bridge or development finance, if they are specifically being done with profit in mind. As I am living in this property and it’s very much a home / refurb, I am doing this on a residential mortgage. So it really depends on whether you plan to live there during the project, or whether it’s a straight project for profit - in that instance I would see what the broker recommends, but it’s probably a form of short term finance 😃👊

so a 20.71% overspend. You underestimated by about a fifth. You can add that on as your margin of error when you do your next budget.

If it’s a quick flip then usually most mortgage brokers would a bridging loan, as banks don’t like to give mortgages for flips. They basically don’t like someone leaving a product in a short period of time, they prefer you being with them for at least 2 or 5 years! The only reason I’ve gone with a mortgage on this property is because we are living in it, and likely to be hear for 1-2 years max. 😃 so it’s a home aswell as a flip!

Best bit of advice I have after doing a refurb on my own property is spend the money on the right tools. Wish I had purchased an electric plane instead of a cheap wilkos hand planer when doing the doors🤦♂️

😂😂 didn’t have to rewire luckily, just a new consumer unit. Also didn’t fancy burying pipes in a concrete floor bungalow - no thanks! The reward is not worth the time or money spent. Can’t believe how much everything is costing now - everything has increased in price! Haha thanks man, sockets are 👌

Haha slippers is the way forward 😂. You might be able to help me actually - I tried a mini roller first, but it left a really uneven look and the light bounced off it badly (partly because it’s black paint probably) ... that’s why I switched to brush. but any suggestions? Any help is appreciated 🙏

@@JustinWilkins I must admit that black is not a colour I’ve yet painted with but I still feel that the mini roller technique is the way forward on flat smooth surfaces and a couple of thin coats rather than one thick coat is always the way to get a smooth finish, you can also give each coat a light sanding with a 120 grit just before applying the final coat. Preparation is always the key to a great finish.
