I just attended the Tulare County auction in California. First online auction ever. Lots to learn. My main question right now: do you ever pay $500 for a preliminary title report to expose any liens or encumbrances or are you able to research all liens and encumbrances by visiting the county? Please explain your process for this. Thank you

Hey matt! Great to see you in the comments! Normally we would do all our own title research. The $500 (heck, even $50) research before we bought at an auction is hefty enough when there was 20-30 properties we were interested in. So we needed to learn how to do our own research to not rely on that. Usually they aren't $500 dollars though. THat's SUPER Aggressive. Usually 25-$50 depending on how many you need done.

The sale has a minimum bid set to cover the taxes. Your purchase pays the taxes, so you're good after bidding.

Hey Dustin! Great video and info. I’ve seen this question asked a couple time but haven’t got an answer. What is a reasonable amount of money to have before attending one of these auctions? I know “anything” is possible but realistically with the competition what are these houses going for? Do I need to save 100k+ cash to even be in the race or is the average selling price lower. Thanks for laying out the info for us, now I’m really interested!

There are eviction mill attorneys, call one of them directly and ask their expertise. I think the one we used to use is called "fast evictions" and they service riverside, LA and Orange County. It really all depends on the tenant. At the end of the day, it is still likely the least expensive route to go for buying property.

If there is an resident you have to evict them. What happens if the tenant has a mortgage? Is it more likely they do not have a mortgage?, or the property is in such disrepair that no one wants it not even the mortgage company?

yeah if no one wants it, thetn you shouldn't want it either. I'd move past it. The tenant wouldn't techinically have a mortgage. The owner would, and that should get wiped at the tax sale if all notifications were sent out properly

Hey Brice! Been a bit since i've got tax deeds in Cali, but you can call the county adn ask them what happens to property that don't sell at the tax sale. They should be able to fill you in!

The properties that don't sell at the auction are sold through an over the counter process, which means there is no competition for these properties, but the big question is, why didn't they sell at the auction? There could be something really wrong with them.
