It is smart to have title insurance, however, not necessary. You can go to the county and look up if there are any encumbrances such as mechanic liens, etc. once you satisfy any liens on the property, you will be able to resell that house at a future date, you will not be able to sell it until all liens are settledon that particular property. It’s just easier to hire a title company to take care of all that. However, you can do it yourself if you’re smart enough.
