Very interesting, once again, Christine. Especially the fact that the farm is first offered to the neighbouring owners before selling to the prospective buyer. Applaudible. The sellers were also very cooperative - having all the necessary signed documents ready almost immediately. ...could have been quite a protracted affair, come to think of it. For a moment there I thought you were going to stay the extra night or two at no charge, being a 'regular' client😊 Can't wait for the follow-on episode! All the best and happy planning

How exciting for you. Buying a property in Portugal seems a long process. The next 2 months will be hard, it will probably drag. I guess you can spend your time checking out trades people, costing out materials etc for the work you wish to do on your property. I will be excited to see what you do.

Hi Christine Thank You for the update,, almost as excited as you 😄 Would love your insides, to how you have booked the properties viewings, maybe your secret list of real estate company,, what you looked for, when determining if a house was worth your time. And moving forward,, how to make sure that the property is okay,, no debt, that it has the land you was told it had,, and sooo. I am also really curious about how the banking part works,, moving large amounts and so,, scary stuff :-/

Hi Morten! Thank you! :) I think I may have just made a very large spreadsheet with houses I liked. I specifically looked at a couple of different things, and each property may have been different. Sometimes I chose something for the terrain, sometimes the views, sometimes the entrance (I do love a good walled entrance!) so it would be different each time. Then of course price. I don't think there is a magic bullet formula, just viewing loads of different places until you figure out what you like and don't like. I worked with a lawyer who checks all the property data to make sure it is debt free and correct. I do however feel that woking with a reputable real estate agency should get you half-way there too. Moving large amounts of money is very scary! I'll keep you posted - and perhaps do a video on that :)

Hi Billy, yes! I've seen that happen to a few people sadly. I really do think that working with a reputable agent helps so much! I personally found dealing directly with owners had way too much hidden agendas and loops, so preferred working with an agency even though they might be a little more pricey. Good luck with your search! And of course, before you decide on an offer - just check all the details with the notary you're using as they can quickly pick up on anything that might be awry. (as well as debts on the property - which if you buy without knowing, you become the custodian of!) :)

Detecting a South African there:-) very keen to own my piece if property in Europe, torn between Italy and Portugal. Italian farms are cheaper but taxes nigh. Portugal farms a bit pricey but taxes high, Country is rated safe. Wish I was brave enough to buy a remote property being a single female. I am looking for a bargain renovation project in s village with close neighbors or semi detached and basic amenities close by

HI, Yes, South African :p There are loads of properties available in villages too, as you describe. Depending on your appetite for renovation, prices are quite low - but then needs a LOT of work; or medium to high for little to no reno. The closer you are to a village, the higher prices are as well, however, smaller villages have a lot of value and are so quaint IMO. Visit and come find your gem! :)

@@africatoday-q9f Portugal is quite small compared to SA. I drive 3 hours from Lisbon to the Central part of the country. Even in small villages you're likely to be 40min - maybe an hour away from a city. ;) So many options for you! It depends if you want to be close to ocean, mountains, Spain, or very south of Portugal. Start by making a wishlist of preferences (mountain, ocean, hilly, temperate climate, etc) and then start looking at areas. Check on idealista.pt to get a good idea of prices too. It will give you a nice broad overview of what is available where and has some good info on areas too. Good luck! :)

After signing the promissory document - contrato promessa de compra e venda - if until the scripture they decide not to sell they must return the deposit in double .......on other hand if you decided no to buy anymore you lose the deposit.....

Hi, Definitely - but it all depends what you want to do with the land. I, personally was looking for 1ha to keep things manageable, but then again I'm not keeping large livestock. 2ha could offer that space if you wanted to keep sheep, pigs, goats, horses or maybe even cows as well. Happy hunting!

Hi Pat, I didn't back out, but as Maria mentions the seller wanted additional cash outside of the written agreement which I was not comfortable with. So we never got the promissory stage, else I would've lost my deposit.

Hi Chris, Thanks for the comment! only my agent was with me. The lawyer does not need to be physically present. They use the property land number (erf code) to assess the details of past ownership, what is registered and what is owed (if anything). :)

@@ChrisTenalach77777 I worked directly with the agents and didn't use a buyer's broker, so it was just me and the agent :) But I've heard that a lot of people choose to use buyer's agents here also. Apologies if I'm misunderstanding. :)
