Buying a Home As a Travel Nurse: Everything You Need to Know About Purchasing & Qualifying

I also include the pros and cons of purchasing a new construction vs. pre own as well as the importance of consistency with travel assignments when trying to qualify for a mortgage.

For some people I think it depends on your realtor and mortgage company . I’ve been travel nursing for 2 years and just bought a home (existing home) in Atlanta,Ga. They actually only needed my offer letter for my current contract and a few W2s. Congrats on your new home too !!! This makes travel nursing sooo worth it !

Excellent video. I love real estate and I'm a Respiratory Therapist. I did one travel RT job last year. In my 13 year Respiratory career, I had about 15 different jobs BUT I always kept ONE same PRN job for the last 11 years. Whenever I plan to buy a house or refinance, all I have to do is pick up full time hours at that longest PRN job for about two months before contacting the real estate agent and loan officer. :) Also, because of that flexible PRN job, I was able to take off and travel to few countries many times.

I'm a licensed mortgage officer. It doesn't really matter if you switched jobs as long as you have been continuously employed for two years.

I am currently a critical care RN and l work from home as a utilization review nurse..you gave some excellent advice about buying a home. I recently purchased my second New construction home. However right now in 2022 the housing market prices are very high the prices are 100k more..for example my nurse coworker purchased her new construction home in 2019..l got the same floor plan new construction home in 2021 and paid 70k more. If you decide to get a new construction home please get a realtor to represent you. Please new grad nurse get experience under your belt before you do travel nursing. Your nursing license depends on it.

I've been wanting to make Georgia a permanent home for me, right now I still live in an apartment but my goal is to be debt free in the next year so I can start saving for a home. The market isn't the best for buyers because its so competitive, but seeing the home you've built makes me more curious about building as well. An alternative is to take a travel assignment and negotiate a high portion of your pay as taxable with a lower per diem.

That helps, but the only issue with that is they will pull that for income and it will show that you barely make any money with that job.

I'm a licensed mortgage officer. As long as you have had continuous employment for two years. I would pre-approve as long as your documents are verified with processing.

Hi I just started looking into traveling nurse contracts, I already have the experience in Medsurg Neuro/Tele but my reluctance to make the jump is my hospital didn't equip me to skill up on my IV start and blood draw skills. Is it going to be an issue if I start travel nursing with poor skill in IV starts? Or do I take the plunge and learn along the way?

You can ask your recruiter to make it a local contract. They just need to move some numbers around. Typically what’s they’ll do is take your non-taxable stipends and convert it to hourly.

Well In my video you’ll see I mentioned that you need to pay it off completely. It doesn’t matter if you have 36 months left or 3 months left. If you have a car payment they will include it in when calculating your debt to income ratio. It’s still a current debt.
