Great video! I had clicked on this video because I was worried when my mortgage broker started asking for additional documents and how I planned on coming up with the full amount for a down payment. Understanding that this is a normal process when going from a pre approval to an approved mortgage and selecting the right mortgage that best suits my financial situation really put my mind at ease. Hey Nolan. Appreciate your video. Can you please explain more about how GST rebate for homebuyers work in alberta? I was so close to getting a townhome here but the builder manipulated price in such a way that GST refund was there to be shown but in reality i would have paid what they advertised for the house. And my realtor could not help on this which was a deal breaker. I did not sign any paper with the realtor but i am willing to if i can find reasonable solution to this. Thank you!

Yes, that is something I have considered for sure. Two things though, people value things they pay for, and I still lose money after all of the expenses on shipping. Basically, the shipping costs only cover the shipping company's expenses, and I still lose money on the printing of the book. However, if I ever decided to put it on Kindle, I can't have a pdf copy floating around, it is against their terms of service. I totally empathize with you, and the perception that I might be making some money off of this, but I am not. Further, I don't want it to be perceived as some cheap PDF that was made using AI as that is not what it is. It is in fact, a legitimate book, and is the third one I have published. The first two were both Canadian best sellers. So there is some pride in authoring a book, and I take that seriously.

Can definitely help with that. Personal referrals are always the best place to start. From there ask them about their process and how they handle tough situations. Dig deep and go with your gut. If you fill out the form on the website I’ll connect you with a realtor, and I’m licensed in Ontario and can have my team assist you with the mortgage.

From a Buyer perspective ask a Realtor 1. If he has time to actually explain you every single clause of the agreement before we even start talking about homes(judge his tone of answer) -2. What if at some point searching homes you feel that somehow we need to end the contract? 3. Will you be able to show us all the homes we want ? If not what will be the situation in which we cannot see a home. 4. Will you be providing us a CMA for every specific property we might like after having a tour to be able to understand what is the right price for that property 5. Can you give us a real time data of number of sales vs number of listings from your board members website? The reactions from a Realtor will help you make a decision about him/ her.

Hello! Im 34 i have 16k Saved in FHSA and have no debt or car payments. I live in Hamilton and work in milton ontario. Want to buy for 350k to 450k and odvi still saving. When should i get pre-approved? I make 75k a year and gf is working towards getting fulltime in Healthcare but isnt FT YET. Should i wait until she can find a fulltime job to get a house as 75k might not be high enough?

No one should buy unless they want to lose money in the short term. Even if you can, this is the year to wait. It takes 12-18 months for lending rates to have affect plus you have governments changing regulations. Just because there are more people here doesn't mean everyone can and will be able to buy. We added over a million people last year to Canada and prices have dropped. Bigger picture we know manufacturing, shipping and buying are down--> Port of Vancouver is down, FedEx predicts 14% less in Q1-3 and inflation is still here. Patience will pay off this year.
