I can't wait to put 40k due dilligence , 7k earnest to get outbid by someone who pays 50k over asking and waives inspection.

lol. That’s not our market. Even in one of the hottest parts of Cary we did 7k DD and 3k earnest. And were not the highest offer. We went 20k over and it more than appraised. Often listing agents price it a little lower than fair market too to get multiple offers in an attempt to drive up prices. And we NEVER wave inspections in our current market. I covered all this in the video, might want to watch again!
