I've managed to buy a property by myself at 33. I find things I've learnt that if you do it by yourself is making sure you try and buy before the age of 35 as it gets harder every year after that as the mortgage lender whats you to be working for the lifetime of the mortgage (unless you have a massive deposit.) Do get the second survey, the first one for the mortgage lender for them to know that the offer put in reflects the value of the property etc, but a home buyers survey is on your behalf and for that, someone will go through the property to look for any faults like potential damp, problems with the roof, checking the electrics and other things that haven't been discovered yet. That way, if there is a problem discovered from a home buyers, you can go back to the vendor and try to renegotiate the price, remember when contracts are exchanged, then that problem with the property is yours, before that it's theirs so you can ask them to sort it before the exchange happens!

And you’re right you’re never going to be able get the complexities of each part of the process across in 1 video but that’s what the solicitors, estate agents and mortgage advisors are for to guide the buyer through each stage. However, you provided a great overview and also convey how it FEELS which is what you’re viewers can connect with as it can be a very daunting process to anyone new to house buying x

Had my offer accepted on a house 2 weeks ago so have now finally sorted my mortgage and instructed my solicitors so the process begins! I’m terrified something will go wrong though so fingers crossed everything will work out! Had the worst year this year (my husband left me in April and had to have an operation at the start of October ) so hoping this is the beginning of my happiness! 🙏🙌 xx

Last time mum moved house it took us 9 months from selling our old house until completion! We were in a chain and the people buying our house basically forced us out of our house a month early bc she was due to have a leg operation (yet she was living at her parents) then we couldn’t move into our new house yet bc there was legal issues over who owned the driveway in between our house and the neighbours house! So we had to pay almost a grande to put our stuff in storage for a month and then we stayed at my mums friends - all this whilst I was in my final year at school doing GCSEs! I got through those luckily and now I’m at uni and mums recently redone the house so we’re still happy there ☺️

I'm 25 too and have owned my home with my husband for 3 years. We lived with our parents until we where 21 (me) and (27) him (he had moved out once before) We didn't have any debt, worked full time and had managed to save alot of money! I'm so thankful we did it like that, we where together for 5 years before we lived in the same town but that worked great for us 😊

I had a saving account since I was five my uncle used to give me a zipbag of coins every month to have fun and count and save in the bank every month since I started working at sixteen I've saved half my wages spending on essentials only I just invested my savings in a bond too after discovering the interest I could earn on it which is tons better very informative and great advice me and my boyfriend just got our flat we love having a little bubble of our own to share so surreal! 💖👏😄

But 8 weeks?! 8 weeks from exchange to completion is crazy! hi congratulations!! im in my 3rd year of my law degree and one of the modules im studying is land law so just wanted to let you know a freehold means you own the property for unlimited duration nothing to do with how much of it you actually own :) a leasehold is when you still own the property be it a house or a flat, you still own the same amount of land/property but just for a set amount of years (the lease) you can still have a mortgage on a leasehold, not like with renting as you don't buy the property you rent :) xx

I don’t know how this channel ended up in my feed. I bought my first house at 18 and have 5 properties now. I say this to sort of explain that I’m quite knowledgable in this area..... just be careful and ensure you don’t borrow the high end of what the banks lend you. Interest rates are rock bottom and despite the fact that the Bank of England want to control the interest rate, it could rocket up as this is a very strange environment at the moment.

I watched most of this video in my agency’s office while I was waiting for work to save onto my USB stick after I wrapped up for the day and the rest of it on my first bus home and just as I thought, it was very interesting and informative to watch. Although I rent my flat and I get housing benefit from my local council that goes to the company that owns the house my flat is in, my parents and my sister have probably been through a similar process to you and Benji because they are all homeowners.

I bought a house with my partner when I was 21 and I went to uni. It definitely didn’t hold me back, but I did work full time whilst at uni full time. I’ll be honest, we didn’t have a broker, we didn’t even walk into a bank and did it all online, but my partner is really meticulous and researched everything for days before deciding who we went with. Two years on I still don’t know much about how it all works haha!

Congratulations, great video. Pretty much in line with the process we’ve gone through. I feel your pain with the time between exchange and completion. We had to pull out of one house because they wanted us to exchange in 28 days and wait 6 months til completion as seller buying a new build so frustrating. We are now finishing up our process on our new house. So we had to go back and find another house and start all over again. A setback but better than waiting 6 months with our deposit tied up in limbo. Much better experience lol. Stamp duty is a killer even for first time buyers x

We bought our house in Australia a few months ago and it seems a little different. We decided not to go with a broker and I did a lot of research about loans and everything. A lot of the extra fees and insurances you talked about we do not have over here. It’s interesting to hear how it went for you two. I can’t wait to see how the house looks once all the renovations are complete. We were lucky that we didn’t need to do much with our house.

Loved watching you over years and feel proud of you guys achieving this massive milestone! And good for you for protecting your privacy - completely understand. Definitely going to buy the money book now as I have no clues about what my next financial goals should be and I am clueless about pensions. I bought last year and I would recommended thinking about getting a will written (sorry to be morbid (can be done without solicitors)) but if anything were to happen to either of you, your estate is automatically split 50/50 between your next of kin, which if you're not married would be your parents AND the tax man takes a bigger share too. I'm getting this sorted at the moment as didn't know this until recently! Also life insurance FTW. It also gives that extra piece of mind, not just if the worst were to happen but good policies cover your outgoings if unable to work due to mental illness, cancer etc. Wishing you all the best with the renovations, cant wait to see what you do!

This was all very interesting! I've bought and sold houses here in the US, so there are many differences. One of the most interesting things to me is that the previous owners were in the house the first two times you viewed it; here they're nearly always gone so buyers just see it with their real estate agent. The process here, from an accepted offer to taking possession is usually around 45 days, but can be longer or shorter. I know that it ALL feels LONG when you're going through it, even if you've bought a house before. Again, congratulations to both of you!!! 😍😍😍

We sound so similar. My boyfriend and I want to travel after I finish uni in 2 years and then we want to buy a house in the New Forest to be close to the beach and between our two families. I’m saving and scrounging right now as a student. I’m lucky I’ll have two jobs next year that will fit so well into my timetable, which will help me save. My boyfriend works full-time, so I think we’re standing in good stead.

Ok, so pretty sure I've never watched an almost hour long video from start to finish before 😆😆 absolutely loved it, so thorough and informative. Thanks for making it. I've been documenting my no buy year to save for our first home and tomorrow we're going for our very first viewing!! I can't believe it's actually happening. I had no idea unless you had 20% it didn't affect repayments, or that you can't use your help to buy ISA if over 250k! It's basically useless!! Even tho I have a mortgage of my own I still found this so interesting, interesting to hear how it’s gone for you and Benj! It’s such a special feeling being a homeowner and an amazing achievement!
