I wouldn’t personally instruct a solicitor via the builders - my reasoning? The solicitors usually work in the best interests of the developers given they have soo many matters being referred to them by developers which wouldn’t go down well if solicitors in their panels were favouring the clients rather than developers. Whereas a private solicitor is only concerned about their ONE client and their clients interests. X

Ah this is interesting. I had a positive experience with my journey and i went with the recommended one due to the cost savings (as it worked out way cheaper!) but i get what you are saying xxx

New buyer here too with Bewley Homes. I've also instructed the builder's recommended solicitor and I wished I knew better. As Maria has said, I'm now doubting that our interest is prioritised. Fingers crossed it won't be as bad as I think it might be...

I think in so many cases... the finances... correct salary are not there...hence needing to use buying schemes that are a noose...

These schemes are not advisable... better to but a smaller...affordable place... most of the young people want big houses straight away...

I had a reservation fee to pay to the developer (£500) then the deposit was paid to the solicitor who pays it to the developer on your behalf xx

No you dont as they are just lending you the mortgage amount so the deposit goes to the developer as the deposit & mortgage amount are paid to the developer to clear the cost of the house so they are paid - then you have the debt with the lender to pay xxx

Thats ok! You can view show homes. they rarely have actual plots for viewing as most are sold off plan (sold before they are built) so you cant always go see what you are buying. Every developer is different but most let you go view them without a decision in principle for a mortgage xx

Hello Hazel, let's say my property value increased in 5 years time (based on Retail Price Index right?) and I got help to buy support to pay for the deposit. Do I need to remortgage? I am trying to understand if I will have to pay interest over the appreciation amount. Many thanks =)

When you buy a new build, do you own the property or only part of the property? Is it a similar thing to buying a house like normal?

I own the full property but its a leasehold because its a flat. Most houses are freehold so you own the property x

Soliloquy so was I! I’ve asked to be put into property alerts and they’ve always said me and my partner need a mortgage in principle! They said it was because they don’t like people falling in love with a property they likely can’t afford, but I’m sure that’s down to us to be realistic not them!

This is because you can look at properties in your budget and can put in offers to the agents knowing that a lender is able to give you the finances following a full application. What happens at times is people put in offers, start the process thinking they’ll get a mortgage and lenders then reject so they can’t purchase and a vendor has wasted time thinking you’ll buy and both parties going back to square one.

Hey! I havent rented before so not entirely sure but id assume you check places to let on right move or websites like that then contact the estate agents, go for viewings then put the deposit down and go from there!! X
