Buying land in Rural America

We are once again looking for a new homestead. The last few months we have been traveling cross country looking at properties that check all the boxes. Our current property and homes is wonderful but the area is getting too busy. Not a great time to be looking but hopefully some helpful tips when looking for a new area, home, and way of life.
Things that are normal in one area maybe strange in another. Dirt roads are common in rural areas!

Open space is always good!
