I remember in 2017 and 2018 we had several hurricanes come through Jacksonville, FL and all those multi million dollar homes that the Jaguars, Dr.s and attorneys owned in Ponta Vedra ended up either washing into the ocean or being condemned because all the sand washed out from under them and making them non-livable. Nature can do things you never expect.

Great info as alway. In Australia most of this information is included on the contract of sale. In my state its a section 32 and its freely available to any prospective buyer. It will also include any caveats, easements or conditions of use, diagrams of any permitted dwelling and outbuildings and all underground systems and annual local gov charges (water garbage sewage etc) These documents provide a wealth of information to buyers but its imperative that a reliable source of local knowledge also be consulted. I applaude you for reminding people to really look into the depths and pros and cons of a property and its location before buying not just going on the glossy picture image. Your channel is a great service to anyone considering Alaska as local knowledge is invaluable. Thank you JG
