I bought one of the 2 beds in Grande Solaire on the 38th floor and will have unimpeded sea views from every room. Can't wait. I actually booked it prior to covid so it's been a long wait but the prices have increased quite a bit since then so I cant complain.

Maybe it's just me, but the price is crazy high imho and a 1br under 50m is not a Condo, it's a hotel room. A nice place to spend a vacation, but do you really want to live there? And what are the maintenance fee's? You will need to add that cost to your monthly expence.

Yes all the talk about the possibility of a casino (especially when they mention Pattaya & Eastern Seaboard) is having an impact. But also consider that the costs of labour has gone up 200%, materials and land prices too (I'm not trying to justify it, but "it's the way of the world at the moment")

Everyone is entitled to their opinion on what is a comfortable living space. Once again, my "Too small..." comment was a joke😆 Secondly, as we have never met, how can you determine what is, or is not affordable for me? For the record: First visit to Pattaya Nov 2011. Around 25 tourists visits to Thailand since. Retired from work in 2022, and moved to Thailand at age 54.

@@BuzzinpattayaI have looked at these as investments and it's much worse. I know of literally no one personally who's bought into these types of developments and 5 years later is sitting on a meaningful capital gain. So rent this if you really like it, but for me over 1000 USD a month for a shoe box in Pattaya off a busy road is not good value. If you are absolutely determined to buy a condo in Pattaya ( or anywhere in Thailand) then my advice is an older building which typically have much larger and better built units and you will often pick them up for the same of less than the person paid for them decades ago. Which obviously tells you something about long term capital gains on Thai condo investment🙄 You are realistically not going to be able to get a mortgage in Thailand so it's a cash purchase and my advice would be to put that cash towards a property in your own country where you understand the market much better, have clear 100 percent ownership rights and crucially the prospect of real capital growth over time. You can then rent this property out and use the proceeds to cover your rental in Thailand. That just makes much more obvious sense to me unless you genuinely think that the second hand Thai condo market will give you better returns on capital than your home country. Which for me at least it definitely will not.

Do any of these condo or rental units in Thailand offer soundproofing? These sales people never mention the subject. If you do some basic due diligence as a foreigner retiree living in Thailand, long term rentals of an older well constructed/maintained unit in a smaller building outside the central part of the city, is a more cost effective approach. Any purchase would be a losing proposition for a farang retiree.
