CA ADU project failed Riverside County shear inspection and best quality management practices BQMP

So this week was a rough one. I failed a couple of inspections. One for shear inspection which I really knew nothing about. I relied on my framers who did not do it correctly. I also failed a BQMP inspection. At this point it really makes sense to me why a general contractor oversees these projects. But I learned a lot from these mistakes and now understand myself. I intend to make a video later of what I would do different if I were you.

This required a best quality management practices (bqmp) permit so I could have told them to kick rocks but they could have prevented me from getting a final inspection so.... I was later written up by them when they came back during a huge rain storm and wrote me up for having ruts/erosion. In theory no soil should leave the site. I got dinged and had to repair and pay for a second site visit for sign off.

I know this is old, but the triangles are pointed in opposite directions. I took it to mean 3" O.C. pointing downward... making it a 4.

I guess ultimately it is what the inspector wants. Which is kind of bogus because it should be what the architect designed. I could have called him and asked for clarification.

@@buildyourownhomecalifornia 100%. In my area/current state (and outside city limits) there is virtually zero oversight. Heck, there only needs to be a plumber certified in my area to work on stuff. Wish I would have known all of it before I was rushed in to purchasing. IF there were any oversight, my house wouldn't be having all these issues I'll have to repair. I'm guessing between $50-75k before sellable again.

Interesting video. I don’t know anything about framing but would you say that it taking you and two workers six weeks to do the framing is a normal speed or slow?

That was fast. A full crew could do it in a couple weeks. I was also pushing for super tight gaps and pretty meticulous about rodent tightness. I'm not sure I have the juice to do that again.

The integrity of the structure (sheer wall) I get but pieces of wood on the ground? A little bit of concrete? Is this not a construction site? Looks like one inspector is on a power trip.

Yeah I thought I was good too but still got the write up. I tend to agree. I mostly share to give people a heads up on what they may experience doing this type of thing in riverside county.

I hired 2 framers and a helper and we did it. But not a company or contractor. Not sure I would do it that way again. It ended up coming out pretty close to my lowest bid and took 6 weeks of my time 8+ hours a day. But being so involved probably helped it come out way better since I know every peice of wood and made it super tight.
