Thanks for the explanation. Curious what happens when the primary residence has a loan and does the lender have any restrictions. Seems like they have a vested legal interest in this process

@@carlosvillalta9974 It went right over head. Think about it. It reduces your CashFlow. For No gain. That way more than enought to be upset about. On something you already paid for. You have to keep paying with no added benefit whatsoever!

Great video! If on one side you have a sfh that is under rent control and on another side detached an adu not under rent control, does that mean that once the lot is split the sfh looses its protection? Are we allowed to do it in Los Angeles ? Thank you in advance

Anyone can use SB 9 on any Single Family Zoned Lot. If your lot wants to SPLIT, you would not be able to be associated with your neighbors split. But everyone on your block can do a lot split. SB 9 is a duplex law (or two single units) and additional its a lot split law. Two portions not one!

Okay so say you split the lot. Now you have lot 1 and lot2 . Lot1 stays the same lot 2 you build 2 800sq ADUs . Can you only sell the ADU but not the lot. So same concept as what mobile parks do.
