Personally, I would advise any couple buying a house to *ALWAYS* base their mortgage payment off of one salary; instead of conjoining salaries. That way the house is still affordable, and you're not put in a bind if someone loses their job, get divorced, or someone passes away.

Respectfully, this is good advice in theory, but in practice not so much. Most households wouldn't be able to budget this way in most parts of America. That's why it's called household income and not individual income. If you make a ton of money as a single person and can afford a mortgage alone than that's great, you too could lose your job any day and then what? There are budgeting guidelines to follow for sure, living off of one income when you have two is not one of them.

You should do an updated version of this for the current 2023 market. I've been on the house hunt the past few weeks, but the house competition has still been crazy as homes around me are going for above asking. I'm looking at around 190-200k homes but 200 still puts me at a like a 1,600/month payment and my salary is slightly above the US average. Feels like I can only afford a shack haha.

You can but it probably won’t be an area that you like or something you’re used too. It just depends where you are looking and what your stream of income is. For example there’s a lot of nice towns in the country but the. You have to think about other factors.

I have a friend that is buying a new build for around 350k and their salary is about 54k. Realtors and myself tried to talk them into smaller and cheaper houses, but they were adamant to the advice and still wanted a house closer to 2000 square footage. They don't have a car note but still I feel this mortgage is going to be a challenge for them. I still support them as a friend but...woo...good luck to them is all I can say at this point lol

Where are they from? Can they get cheaper homes? BTW, I think a lot of people don't realize how big 2,000 Sq ft is. Depending on how a home is structured between 1,200 and 1,600 sq ft can be massive. Most people don't need that much space. My mom and dad own a home which is about 1,300 Sq ft and they had enough space at one point to house me, my older sister, and her two children with no one encroaching on the others space. I bought a 1,300 Sq ft house for me, my wife, and my daughter. We live very comfortably in it. My wife even said she wouldn't want a bigger home than this one because at that point it would likely be just a bunch of empty space.

Hey first time home buyers! Just a heads up, if the taxes on your house go up, your monthly payment will go up. My escrow needs another $400 this year due to tax increase. No one told my partner or me that it would happen. So make sure you can afford an increase in your monthly payment. Also, after you pay off your collections, see if they can start the process to remove it from your credit. Or ask when the earliest date to would be to start the process. I think I had to wait one month.

Taxes go up every year. I guess they base it on the current market value of the house. I started 4100 now we are around 4700 and we are not in a prime area in california. So just be ready for it. Good luck qnd happy house buying.

68% is about what I take home but I have some aggressive pre-tax deductions on top of the normal taxes. so it's not unreasonable, perhaps there's other deductions in there reducing that amount. that being said I agree, they need more income or a lower budget because that's too tight.

Good info. I couldn't tell you how many times I see people swear up and down "you can buy a $350k-$400k house with no issues on $50k a year" and think that qualifying for an amount means that is what someone can actually afford.

@@prettykitty5416 Texas bruh. My area has sub 300k houses. 2 story, HOA neighborhood, big backyard, Garage, 3 bed 2.5 bath, and tbh that’s pretty nice compared to the houses in my city. It’s a nice neighborhood and 300-400k gets you the rich side lol. There’s a small neighborhood where rich people live and they look like mansions running for 500-600k+++. They have direct access to the lake we have but it’s their private area attached to their house

When I bought my 100k condo in 2020 I could have paid a 20% down payment on a 350k home. I am single and take home slightly less. . Cedit score above 750. There is no way I would purchase that much house as a family of six and feel comfortable that I wouldn't be house poor.

My house was 370k and my monthly is 2400 + HOA ( we were 1st time home buyer, FHA loan, 3.5% down. I believe our interest is 4% or 3.8 something) 4000 monthly income is really low Our monthly income is $9k/month after tax

With new construction the timeline is much different and the rate locks are much longer. For instance, we went into escrow in January. Our home wasn’t even started yet. Our home wasn’t completed until July and that is when we closed and took possession. (Our rate had been locked in that entire time) We moved out of our rental officially July 31, moving over a period of 2 weeks. Also, yes, you are much more likely to be approved if you use the builder’s lender. Also use the builder’s partner homeowner’s insurance.

Always go conventional if you can and definitely 10% if possible without foregoing savings at least 2 months expenses when purchasing a home 6 months otherwise. Credit isn’t as important as rates right now. Rates have climbed week over week for the last 5 weeks I would do it now or just wait for a reset.

I have a feeling taxes are much higher in the north east because winter is expensive from both snow removal and damage to infrastructure that you don't see in the southern states. Also more densely populated but these are just my opinions.

Places with higher state payroll and sales tax, tend to have lower property tax. Places like Texas, with no state payroll tax, have super high property taxes.

You should be able to talk to your mortgage broker about your credit report and bring it up a little. I found an old medical bill that I didn't know about and talked to the Medical place to bring it out of collections. That brought up my credit by 70 points within a week. It cost me a couple hundred dollars to pay it off.

They need to look into the Ohio state law on how long a collection can be on their credit profile. If it has reached its maturation date, dispute it. If not, then they should write a letter or email to the company disputing the accuracy, while not acknowledging ownership of the collection. Send it by verified mail, if sending by postal means so they can have receipt of delivery. The company has thirty days to respond. If they do not respond, the collection has to come off. There are tons of resources online. *This is just my opinion.

Great series. I am a Realtor in Florida who is helping my daughter sell and buy. This year SOLDS in $350,000-$450,000 market 33% cash, 45% conv, 8% FHA, 17% VA. About a third of the cash sales going to one out of town agent (16 out of 35 cash sales, closings 2 weeks). My daughter's home is ready to sell and I feel confident we will get multiple offers first weekend. Need a little help with Strategy. WWJD (what would Javier do??) . Daughter can do 20% conventional BUT needs to sell her home. I am binge watching your videos now. 20 year vet realtor but can do with some fresh eyes.

First offer they made was rejected and the house sold for $383,000 or $28,000 above list 11 offers first day. My daughter decided to put her house on the market and received 14 offers over the first two days and accepted an offer from a buyer represented by an associate I knew and trusted at $10,000 over list with appraisal gap guarantee. Same day she wrote on a house and was outbid by $60,000 (70,000 over list), appraisal waiver and inspection waived, they also received 11 offers in the first 2 days. The great news is my daughter and her partner wrote on and are in pending at a list price property. The home they chose was bought by an I-buyer in December at $358,000 and relisted at $432,000 then reduced to $426,000, they offered the $426,000 and it was accepted. Appraisal came in at $420,000 and buyers will bridge the gap. They felt comfortable with a 10 day inspection period. The experience has been really good with I-buyer so far. The I-buyer wanted to wait until the inspection period on my daughters present house was over until they accepted offer. I wish we had 10 houses to sell to the buyers who wrote great offers on my daughters house (It did not appraise at sales price but within the $10,000 appraisal gap).

Westerville is a really nice area in Ohio, near Columbus, with crazy high property tax rates. On top of really high property taxes, Ohio also has a city income tax based on the city you live or work and a school district tax that goes direcrly to the school district where you live. It's nuts.

I've missed my chance twice to buy a house over the last 15 years. I'm now planning ahead to need possibly 5 years or so for interest rates and prices to come down. Thankfully our condo is cheap to live in which allows extra time to save. Though at this rate I'll be at the age where I'm going to need to do the opposite to downsize back to a condo. In regards to the difference between gross and net that could be insurance or retirement contributions. I put 20% of income in my 401k which causes a huge variance. I like the idea of determining what you can afford vs qualify for makes so much sense. I can easily decrease 401K deposits to increase net pay if things get bad. Buying based on approved amount is one of the things that led to the financial crisis in 2008.

I’m 28 married with two kiddos. It feels almost hopeless, my credit is low and I’m limited to how much $$ I can make. All I want to do is get my family a home something we can call ours. Having $20k down as a down payment seems like such a mountain.

Javier forgot to add in the PMI for less than a 20% downpayment if they go the conventional route. Also I'm laughing at 2 to 4 weeks to find a home, have an accepted offer and be in contract. I'm just past 2 months of looking with 3 months and change left on my lease and feeling the squeeze.

Hey bud Corey here from south Mississippi Me and the wife are looking to buy a house in ethier Tennessee or Arkansas at the moment credit is 550 starting to improve it had 2 collections and I’m getting them both taken care of, looking to have 26-30,000 down bring home is around 6600 a month so we are just looking for tips

I honestly dont know how they would live day to day. We are a family of 6 also and my husband is the provider and makes around $50,000 and we are STRUGGLING. The house we rent was bought for $80,000 in July 2020 and we moved in Sept. 2020 and pay $1275 in rent. A year later and we now pay $1400. STRUGGLING. I cant see how this will all work out for low income and middle class citizens. Oh yeah, we live near the metro Atlanta area where homes that were built in the 1950s with 900sqft is now worth 200k.

Maybe you guys spend too much and don’t budget enough. Honestly, you can love off of that if you don’t go blow your money on unnecessary nonsense. Babies don’t need $100 shoes and little kids don’t need 5 pairs of Jordan’s. Budget

Ive never owned a pair of $100 shoes in my life. 🤔 With rent being $1400 minimum in the Metro Atlanta area, feeding 6 people with coupons and buying $10 shoes from Amazon or Walmart, and a son who we have to drive over an hour away for his specialty Dr., I cook EVERYDAY, husbands job send then home early because of "no work" (but works in a food warehouse 🤔), ALL bills paid, never late, Im pretty sure we are doing it just right. The only thing needed is MORE income. You are talking to a frugal queen. 😂 Sorry you have a stigma about people buying $100/pair of shoes for kids who will grow out of them in a month. You must know a lot of either financially stable people or just dumb. 😂 Plus our 12yr old wears a size 10 in men and I STILL find $10 shoes in Amazon groups I am in. 😂

@@tamarastone141 I actually joined a few survey panels and try to generate at least $20-$30/day. We have 4 kids from ages 1- 13 and I homeschool them so I do what I can in between. The market is crazy right now. Not sure if it will ever go down but we will get our forever home one day soon. I know it. 😊

How are people able to afford these $350,000+ homes that are popping up everywhere? Some are already sold with just the foundation on the ground. Are they really saving up all this money for a down payment or are they getting down payment assistance? Especially during during this pandemic?

I need to submit my financials to you and see if I can have you help me out. I am curious to see how much it changes as a single person. I imagine I would have to rent a room to someone to help me pay my mortgage, since I am not in a relationship and it doesn't seem like I will be in one for some time. I just people in relationships who are buying houses, rather than individuals on a single income. It seems very skewed towards people who have dual income. I just want the benefit of not having to pay extra every month to have a garage and a space for my cat, because you know, pet rent is a thing and I don't want to pay it, out of principle, when my cat child is an angel and they don't charge people for having kids. 😂
