Thank you for this information. I tried applying for VA Home loan a couple years back when I was 70 percent (now at 90) and I was told that I would need either a Co signer, a full time job, or work part time for at least 2 years. That information deterred me from trying again since I've been a full time student since then and haven't been able to commit to full time employment due to educational requirements.

If you have a disability rating under 100%, the states you want to look at are Florida, Texas, and Nevada. All other states you must have a 100% disability rating for property tax exemption. The states mentioned above have different levels of disability ratings, so you must look them up before purchasing a house. FYI, you pay more in taxes in bigger cities, obviously, so keep that in mind.

@@MrJaywes67 they must have recently changed it, I noticed many states have changed their rules during this inflationary time we’re in right now. I was one of those veterans who was under the impression that I didn't have to pay the closing costs because of me being 100% but thank you and your team for clearing it up for me. As for the vets who are debating on whether or not to wait until the prices go down, good luck. I've been waiting for 7 year's and the prices here are more than double what they were years ago.

VA disability income is sufficient to buy a house, and it's treated favorably in mortgage applications. Veterans with service-connected disabilities may be exempt from paying the VA funding fee. There's a misconception that 100% disabled veterans don't have to pay any closing costs, but this isn't true. It's essential for veterans to communicate their disability rating upfront to avoid confusion during the approval process. The tax benefits associated with VA disability vary by state and county, so it's crucial to research the specific benefits available. When leaving military service, veterans can't count on VA disability income until they receive proof of their rating.

The problem I’ve found is though the VA loan is a good idea it’s still not financially feasible for most veterans like myself who get VA disability at 100% but also can’t work to afford a mortgage in most states in the country! Where I live in Oregon even with a VA Home loan the lowest mortgage if likely find with average house price at 400k would be over 2k a month. Just for the mortgage. Considering my monthly disability is 3800 a mortgage of 2000 a month with kids isn’t a fincaillu responsible decision. So I basically have felt like I’ll be forever stuck in my low-income apartment where my rent is 900 a month because that’s actually low enough to be okay, but even then I still have to go to a food bank to get extra food because it’s not enough to live on but also too much to qualify for programs like section 8 and SNAP.

I have a particular situation. I've been out of the service for almost 11 years and now I want to buy a condo. I'm looking to get a conventional loan since I've saved up so much money for the down payment, closing costs and all sorts of stuff. I saved a lot of money in the past 10 years. $140K to be more precise. I have 100% VA disability (at $3332/month), and for now, that's my only income since I'm not working. What I'm worried about since I saw your Debt-to-Income ratio video is my front end is 40%. I have only checked my credit score with Equifax and it's an 820. I'm under the impression since my credit score is really good and my first pre-approval with one of the banks in my area says my mortgage payment maybe $1350/month that I can afford a condo. I haven't gone looking for condos yet but other than the DTI, my finances seem good to go. Am I reaching too far with a 40% front end DTI?

@JenniferBeeston11 ай бұрын
It’s tough to say how it’s going to pan out right now. We are not seeing many changes except we are seeing real estate agents. Push buyers agreement more upfront which buyers definitely have to make sure they read and understand. As a VA buyer you can’t actually pay the Realtors commission at this point so it will be interesting to see if it goes towards buyers needing to pay Realtor commissions how VA handles that. At this point we haven’t really seen any big change.

I wish apartment complexes (not only in Colorado Springs, but EVERYWHERE in America) also knew about "grossing up" (multiplying your NET income by 1.25, as mortgage brokers do) but I guess they get very few disabled vets applying (and/or people with SS each month so low it's not taxable, either) so they don't know how to handle an applicant that has only NET income and not GROSS income? But that's hard to believe they only get applicants with GROSS incomes and ZERO applicants with NET incomes. Still, when I try to move into a new apt. complex I REGULARLY have to 'splain (!) it to them, otherwise I get "shorted" on "how much apt rent" my income qualifies me for, as in MOST complexes an applicant has to have 3X (some complexes say 2X, others 3.5X -- it can vary) the GROSS income a particular apt is renting for. However, when an applicant has only NET income it seems to throw/confuse them and they still may disregard that "fine point" and UNDER-qualify you...as if you're just trying to "scam your way" into their complex or something, but it's NOT any scam: We just don't want to be shorted when qualifying! ;-) Ironically, once you "pass" the initially-qualifying 3X Rule -- and they keep raising the rent on you each year -- if you stay there LONG enough (3-4 years maybe) the apt's rent soon reaches a cost you technically could NOT qualify for using this 3X rule if the apt was renting for that amount back when you DID move in 3-4 years earlier. But I have NEVER had an apt complex speak to me about that: "Hey, we've reviewed your records and noticed the rent NOW on your apt -- because we keep raising it on you (you're welcome, BTW) -- is too expensive for you and so so can't afford it: Get out!" I guess as long as you keep PAYING, they figure you CAN afford it and they don't care about the numbers anymore. But for sure, the "3X Rule" at that point becomes moot. ;-) -- BR

Is it possible to start the underwriting process without getting pre approved or does a client have to get pre approved before starting the process? How long does the underwriting process take on average for a conventional loan? And how long should you wait before you start calling your lender for an update during the process.
@JenniferBeeston2 жыл бұрын
We underwrite to get the preapproval:) I have a video today about the fully underwritten preapproval and why we do it. Full underwrite DURING PREAPPROVAL for us right now 5-10 business days but depends on how fast borrower gets docs in . Totally fine to check in every other day. We don't mind at all. If you are in contract to buy a house underwriting is 24-48 hours

Brought last year May 2023, Washington State, the tax exempt for the county I moved in has a income requirement. If you make more than $40,000 you do not qualify for the veteran exemption. There is no way you will qualify for a home loan inbthe county I live in. It's a complete sham. Now, I was told to wink wink apply anyway and a committee will review your application on a case by case practice. Really not transparent here.

Hey Thank you so much for your videos, I happen to love a house that’s like a pre built house on a lot (have had the house design saved for 4 years in my KZbin videos) I think you purchase the house and then they build it over the course of a year or so, Is the Va loan able to work with that? I live in NYC and the house would be in Vegas, I currently have a high disability rating, been out of the infantry since February 2022, I’m thinking maybe a year out as I want to build my credit back above 650 before the purchase with a few other things I need to do as well (6-8 month task I think), high utilization is all, no late payments over like the 3-4 years impacting my score I think, when I’ve been late the few times don’t think it was posted cause I’d call and it’d be a hey it’ll be 2 days late type thing. Happy New years BTW 🎉❤😊

Happy New Years! We do not do VA construction loans so I cannot advise on the specifics of that unfortunately. It sounds like you have a good game plan with credit. i would start researching lenders who do VA construction as I have yet to hear of a company that someone really liked.

Not too sure if you gonna See this comment. But before October of 2023, I HIGHLY RECOMMEND you go to VSO and Claim something to up your Disability Rate! You’ll get from MAX 1 Full year out of your Active Duty day, you’ll be eligible for Serious BackPay if you get up 80, 90. Or even the Big 100!!!

What about the back end DTI can you gross it up. On FHA loan with Va disability
@JenniferBeeston10 ай бұрын
You wouldn’t gross up the backend debt to income. You would gross up the income but with FHA it’s 15% gross up whereas VA is 25% gross up. If you are a veteran a VA loan trumps FHA like 99% of the time.

Is it a hassle to apply for a HISA grant for a unobstructed shower? Is it something where they have to open up your VA disability claim?
@ricardo35008 ай бұрын
No hassle at all, at least for me. You do have to do a little bit of homework. Find a reputable contractor that will start the project with half down if low on money. I was given half money up front to purchase materials/demo. My contractor was not paid until the end and it took 5 weeks before he got paid. Most contractors are scared they will not ever get paid, but they will. I used HISA 2 years ago during Corona Viris to remodel my master bedroom shower. It is now a walk-in nonslip shower w/ several handrails, elevated toilet with wall rails as well and non-slip floors throughout. You DO NOT have to open up your MAIN VA disability as I was hesitant at 100%. I follow the unwritten rule to NOT wake a sleeping bear on my 100%.

@24klogan862 жыл бұрын
Howcome? I’m just curious
@Iamonepercent2 жыл бұрын
@@24klogan86 inflation outpaces the cost of living. The rate for 90% currently sits at $2172 in monthly compensation, which isn't much. A 90% disabled veteran is not likely to retain much gainful employment and jeopardizes their living situation. How many cities have rent that is 1500 or more? Good luck finding rent like that in some states period. Where in America can a veteran get a home loan where they meet the debt to income ratio? Most lenders will max at 40% and you might get very "lucky" with 50%, which is $1086 for a mortgage. Property tax benefits for most states are for 100% rated veterans or Medal of Honor recipients (not many of those Veterans walking around). Sellers tend to avoid VA loans too, as they have too many requirements on the sellers end. Can't get into a bidding war when you are maxed out on your loan amount. No Veteran should have to move from their home towns and states to find "affordable" housing in crime ridden poverty stricken areas just to live. There are exceptions and some Veterans make it work but a lot also have a spouse or were officers that were making an ungodly amount of money and saving for big down payments. Overall, most veterans are struggling to keep their head above water. That is my rather rough sketch of the struggles, which doesn't account for the VA's circus and the Veteran's actual disabilities and those struggles. If you disagree, I would love to hear counter arguments.
@24klogan862 жыл бұрын
@@Iamonepercent I don’t completely disagree. You made valid points on inflation the cost of living is ridiculous nowadays but again it’s all about how you budget and how much you put away as a down payment for a home and of course the rating. $2172 is not a ton of money and as you stated you won’t find a lot of places that’s $1500 a month for rent or mortgage but that’s not the case for every place. My grandfather’s mortgage is $694; it’s a 4 bedroom and 2 bathroom house on 1 Acre of land (he brought the house in 1999 so it’s give or take with that example) lastly it goes back to each veterans situation, how you budget, how much money you have put away, your credit score and as you mentioned debt to income ratio. I don’t completely disagree but 90 percent disability is manageable. I’m still awaiting my rating so I’m new to this.
