Yes you can do BRRR on HMOs that is what I currently do. Knowledge is key when doing this strategy though but it’s definitely possible!

Hey Samuel, I’m 17 and when I turn 18 I’m going to get a mortgage on a property (more than likely around Liverpool area due to the low prices) however I’m a bit stuck as to what to do after my first property. Hello samuel, I have seen your videos on bridging loans and how you use them to buy a property for cash in order to possibly buy it for less. However I get a bit weary when I think about if I my offer got accepted and I then went to apply for a bridging loan and they didn't accept. Would it be better to apply for a bridging loan before you make an offer for a property to make sure you will be accepted or would it be better to make sure your offer is accepted before you apply for the loan.

Hi Samuel, I've got £50000 cash in hand to start investment in property, but I've faced several problems first of all, I wonder how could I buy a BMV property for BTL strategy, since in auction BMV houses end-up much higher than my budget. On the other hand, deal sources usually selling thier refurbished properties and somewhere in the North East which l have heard is not a decent area for investment. Now I stuck!! Dont use all cash for the rental no no no.... not worth it.. interest would be next to nothing on a mortgage.. and also the capital appreciation usually covers the cost of that anually anyway...use the cash to buy 4 of them on mortgage 4 x the income or come up north probably get half a dozen or more 😉

Hey Samuel regarding the selective licensing you just talked about and saying it will kill landlord off, lot of bad landlords have houses under residential mortgages and they won’t apply for the license as they won’t be under the radar, do you think we should only get the license if we are approached by the council ? My property falls under the selective licensing area too I don’t think it will kill bad landlords as there’s always a loophole for them

You need to read up on Rent Repayment Orders because if you need a licence and don't have one it is an offence under s.95 Housing Act 2004 and your tenants could claim 12 months rent back from you! Firms that used to make money chasing PPI claims are now cashing in on this and pushing their services to tenants.

I think what Jack Wong is asking "If I convert a house to a HMO without planning permission, what are the chances of getting caught; how will they know when it was converted; can anybody prove the house wasn't converted before an area became "article 4"? MY ANSWER: Acting without planning permission is NEVER a good idea. You could get away with it for years or you might be reported by neighbours within a short period of setting-up. My view is stay on the right side of the law; it's cheaper in the long-run.
