Since you asked about specific upgrade: 1) Having a pantry by the kitchen is amazing. Keep all your kitchen stuff there and only keep daily use stuff in the kitchen cabinets. 2) Central Vacuum Cleaner is very useful. No hassle of clearing dust after every use. 3) Full house humidifier/de-humidifier which is connected to air ventilation system is very useful. It prevents condensation on windows in winter if the humidity is high inside the house. 4) App based sprinkler system for your backyard comes very handy if you are into lawns etc. Let me think what else.

Useful video! Maybe the terminology in Canada is different than the US but what you refer to as a waffle ceiling is called a coffered ceiling here and what you refer to as a coffered ceiling is called a tray ceiling here. Some new home upgrades may include 8 ft tall doors, taller 5 inch baseboards, built in refrigerator, double wall ovens, pot filler, wrought iron staircase, crown molding, frameless shower door, window trim, patterned carpet, dual AC/heat for upstairs and downstairs (although this was included for us), laundry room sink and laundry room cabinets. A lot of it depends on the builder. Also, one tub in the house is recommended and increases home value since it is helpful for families with babies/little children. Anyway, great work!

Our friends who have bought house here in Calgary asked us to ask builder about wider/big toilet seats because the narrow ones are good for kids or petite/slim people but not for tall or healthy/bulky people.

wooowww... this video is so so so useful. I don't think you have missed anything. My favourite part of the house was the master bathroom. It is gorgeous. And honestly i was thinking about the master bedroom ceiling. I felt really bad about that. I was a little curious about the length and size of your windows. I felt they could have been bigger and would have given the room a more spacious look. Please let us know whether that was an option too. Another important exterior upgrade: automatic sprinkler system! Helpful for both preconstruction and older homes! One more: Wired Security camera system for exterior... really helps if you're a working couple! It's a great investment for peace of mind!

It's good you mentioned about upgrades or things like acs or humidifers. Generally, for things like this you are better off buying from the people specialize in this. If you go for a generic thing, it becomes incumbent on the person buying to study the product or service warranties. Because sales people aren't trained or compensated well here, they tend not to bother as much to explain products to people. It is also worth noting that it's handy for people to invest in an annual maintenance contract. Like we have one with Reliance. This way if something like a plumbing emergency happened for example, the person will dash over as soon as they can. Getting hold of individual specialists in different lines can be hard. But one thing worth noting is it is extremely handy to make connections with an odd jobs person. Because even if they can't help you at a given time, they will know some others who can. Labor lines in some towns in Canada go largely by word of mouth.

One recommendation guys.... the kitchen you could have got done from outside after closing but before moving in. This way you save a few grand and in your case you guys would have saved money for that microwave stand inbuilt 😜

The big shelf in garage is this also part of upgrade? I know we can get it done afterwords even. Did you get dimmable switch for your pot lights on main level? Will it be smart decision to get HAVC system (water heater & furnace) to be rented or we should own it? You can get cabinet installed in laundry room. This will add value and keep the area organize.

In Australia, increasing the Ceiling Size is a big upgrade, not sure about Canada. Builders normally provide you with less Ceiling size of 2440mm and then it is an upgrade to increase it.

Guys one very important thing, get Carbon monoxide detector because you have gas based heating and cooking. It is must in Canada. A lot of people, unfortunately, die in Canada every year because of CO leak. It’s colourless and odourless gas and can’t be detected with human senses if there is a leak. Thanks!
