BBQ 52 Since IRR is that rate of return where NPV@IRR will be zero therefore, Net present value of outflow@12% = Net present value of inflow@12% that is how we got the net present value of outflow@12% =3,03,800 but now as per this question - Net present value of inflow@12% / Net present value of outflow@12% = 1.064 - isn't PI = 1.064 should be with different rate of return. is this a conceptual mistake of this question? please reply sir

u should not take discounting factor for outflow....when pv of inflow discounted at @12% it will be equal to outflow, also at IRR PI=1, NPV = 0.....PI given of 1.064 is given to find pv of inflow as per QN value.....also we got pvcif = cfat * pv annuity factor....so pvcif at irr 12% = 1,00,000*3.038 = 303800 which is equal to pvcof as at IRR both pcif n pvcof are same....hope u understood

I have Printed book for April 2023 only, same edition, but Illustration 19 is changed, in book it is a different ques about Ranking using NPV & IRR. But on BOS, when we download the PDF, the Illustration 19 is the Average NPV which sir has also taught. Anyone else with this printed version of the book?
