In Site Plan you have mentioned that Area market with Red Colour is Setback Area then What is called Green Colour Area as shown in Site Plan ?

I want to purchase a flat in a building project but the developer has given me a plan where super built up area also includes a pro rata area of the set back area. He told me the setback area is also chargable. Is it correct ? According to this video super built up area does not contain set back area. Sir nice information provided. Mera 1 query solve kijiye pls. Mera flat 405 built-up (324 carpet area) hai. 1984 ka construction hai. Ab redevelopment ka process hone jaa raha hai. Agar muje extra sq.feet lena hai to builder hame rate+loading bata raha hai. Aap ke hisab se loading hona chahiye ya nahi , aur hona chahiye to kitna % hona chahiye? Pls bataye. ( Staying at Dombivli. 3 wings of G+4 floor, And there is almost 20 feet front side open space AVL & almost 20/100 feet back side space AVL bcoz back side has triangle shape space ) . Builder is planning for 17/18 floor bldg, considering this pls guide me. I will be thankful to you.
