I used a HELOC to buy my first and so far only long term rental. Got a 25K HELOC 2021 at a fixed rate. Used it for down payment. The cash flow covers the mortgage, the HELOC payment of $215 and I still have some money left over. (Rochester NY)

Im trying to get into the mobile home park game right now, for some reason i cant get past not owing the lot the trailer will actually be on, monthly lot rent alone in the areas im looking at are between $450-550 month, ofc before i add anything as far as the rent. Would you recommend owning trailers in those areas?

15% cash on cash return in long term rental !! Wow. What state??? Here in S. FL you are lucky to get 5%. I have parked my down pmt in a high yield online savings acct pays more nowadays.
