We did both! After rebuilding our primary residence, we refinanced to pay off our renovation loans and then got a HELOC on our new mortgage.

I’m going through this right now actually. My lender suggested I pull from the heloc so I have that cash in the bank for a month or two prior to buying my next property as opposed to pulling from it and directly using it for the down payment. He said it can certainly be done that way but is a lot messier where as if I have the cash already it’s more likely to be treated as regular cash in the bank (although the debt to income ratio still comes into play obviously).
