I just read the comments about HOA and while there are some horror stories out there (sometimes blown out of proportion by the media) HOAs are quite useful. For someone like me that does not have the time (nor do I want to) have to mow the grass, water plants, nor shovel snow in the winter, my HOA takes care of all that. Another thing is that I don't have to worry about the maintenance on the outside of the home as my HOA is responsible for that. I also don't have a separate bill for garbage pick up either. Furthermore, it takes care of big ticket items such as the roof and the driveway. Replacing a roof is quite expensive, usually over 20K and resurfacing a driveway can be as well in addition to having a lower home insurance premium than a single family home. All I'm saying is that HOAs may not be for everyone; however, I would never tell someone that THEY shouldn't do it or that it is "dumb". To each it's own. I for one love the convenience of an HOA.

My HOA is nothing like that. They only mow the common areas and spray weed killer along everyone’s driveway. They maintain a pond with a fountain and that’s it. I’m responsible for yard maintenance, utility lines 1ft from the sidewalk going towards my home, tree maintenance, fence maintenance, and everything on/within my structure. That includes the roof and I had to pay to replace that 2 years ago. 20k cash 🫣😢 Being a home owner is a blessing but also a lot of work. Some of these HOAs sound like apartment properties

FYI: if you do one extra mortgage payment in a year and have it only go toward the principle. It will help bring down interest amount. Same thing with car note. But u have to let it be known to go only toward the principle amount

Please forgive my ignorance but is there a particular reason to take the money out of the bank and then turn around and have to deposit it back to cover your card payments? I’m genuinely curious about doing this. I just started my sinking funds and got cash out of the bank but I plan on paying in cash when I use them.

No, you’re good. So you know that people are able to do best with saving and spending less when they go about it in a way that’s best for them. So using cash and not a card sounds like it works the best for you. If you look at my sinking funds binder, my categories are ones that I don’t pull from often at all. So I wouldn’t need sinking funds in cash. My bills might be what you’re talking about, or my weekly spend binder. I take my full check out of the bank and disperse it where it needs to go and that’s what helps me. Being able to visually see how much I have to spend. Then I gain a crazy amount of points on my credit card and that’s an extra roughly thousand a year just from rewards.

Your sinking funds binder should be something you don’t need to spend from often. It’s a long terms savings. So the ones people usually pull from the most are holidays/Birthdays, pets, and I’m not too sure which other categories you would need to pull from often. I’m curious which categories you mean when you say you took money out of the bank to use it in cash. I’m thinking you mean a wallet type of expense and not a sinking fund

@@BlackNBlue10_4 Thank you for the reply. I picked up the sinking fund term from the budget mom. I have cash I put in envelopes for pets, books, beauty, groceries, and I have one for $1 & $5 dollar bills I get back from the grocery store as a savings challenge. So basically the cash is for stuff for now and possibly later in the year. I keep my long term savings in savings accounts ie Emergency Funds, saving for trips, saving for a car. I know everyone does it differently. I do think it is smart to use CC points. But I guess my confusion came from having to take the money out of the bank to stuff the envelopes and then to have to take it back to the bank to cover the credit card payments.

@@KarrieStanfill oohhhhh ok. I believe you’re mixing things in one category. The emergency fund savings, those are sinking funds. Your other categories like groceries are basically wallet categories. So I take all of my pay check out of the bank and then disperse it. So I don’t technically do a 0 based budget because I have a buffer, but I kind of do a zero based because I give every dollar a job. If it sits in my account, it’s easier to spend for me. The biggest biggest reason why I do any of the pulling out cash is because…… I love playing with money hahahahahahahha

Everyone’s circumstances are different and the fact that many homes come with HOA should indicate something to you. Rather than be like “it’s easy!” you could recognize that you perhaps had more luck with finding that opportunity than others. There are only so many “far out” homes and millions of people have to pay HOA so it’s not something everyone gets to just easily avoid.
