What you think of someone buying their first property as a 2-year BRRR? So to elaborate, plan is Find deal BMV, Buy with 25% Deposit on a 2y fixed mortgage BTL, then Refurbish, Rent it out to tenant and in 2 years time refinance (as you should have increased the value of it forced from the refurbishment, plus you bought BMV). Hopefully taking out at least 60% of your money, and it has a positive cash flow each month through rent. Do you think is good and safe plan for 1st time investor?

Have you spoken to an INDEPENDANT mortgage broker... Will they offer you a B2L product as a first time buyer? If they will, it sounds like a good plan to me 😊

Interesting video! I have 140k to play with and a net salary of 50k per year as a carpenter. I can save about 1k per month which I could re-invest with the rent coming in to let it compound. I would like to leave my 9-5 within the next 3-5 years through property investing and just work part time as and when I chose to on my terms to fit around a lifestyle that I can create. Is this possible within this timeframe and what would you recommend as a brief road map to get me there. Thank you

Btl mortgages are stand alone I believe I’ve not heard of remortgaging or further advancing in existing properties

Thanks for your comment Darren, you may well be right - I'm not sure - as it's not something I've ever done - whilst keeping an existing B2L mortgage in place.

@@YourFirstFourHouses no problem, I was asking whether you could get additional borrowing where a property goes up in value say after a refurb following the BRRR strategy - but bearing in mind it was purchased on a BTL mortgage to begin with.

I'm disturbed about the idea that we can know where capital will appreciate. How can anyone possibly know which areas will be worth more in 20 years? If your entire strategy relies on the market moving that's extremely risky. It's basically a Ponzi scheme, not an investment

I agree… no one can know absolutely 100% for sure which areas will be worth more in 20 years time and it would be stupid to base your entire strategy on the market moving [upwards].

Why not just buy one property in London (lets say £500k)? After ten years, it's worth £1m. That's £50k a year increase, plus any rental revenue you may have generated during that period. Then renovate it, perhaps increasing the value to £1.1m, or £1.2m. Then retire as a millionaire; either living of that rental income, or sell that property and re-invest it elsewhere. This is my current plan; please let me know if anyone sees anything wrong with it, or has a better idea.

Thank you for your post Ron. The only thing I figure I'd want to highlight here is... "How do you KNOW it will double in value in ten years?" I'm not saying it won't... but there's no guarantee is there?

@@YourFirstFourHouses No investment has guarantees, but historically, prices tend to double every seven to ten years, apparently. There may be a dip when the furlough schemes end. That could be the time to make a move.
