U mentioned that the asset is financed by the lessor once but it gets a little hard to relate and think when we think about the journal entries. It took me some time to finally understand it then i confirmed it from the schweser videos...

Dear Student, This is obtained through a financial calculator. Put your calculator in BGN mode and enter the following inputs. N = 4, I/Y = 10, PMT = 1,000, FV = 0; CPT --> PV. PV = 3486.85 IFT Support Team

hi. just want to tell u that while u explained financial lease, u could have explained it better by saying that the lease payments has 2 components, interest and principal, and also specify that the interest is on the debt like amount ie financial lease is like purchasing asset through debt and interest is on that amount.
