I enjoyed this KZbin video which was presented to me as an ADVERT but seldom do I enjoyed watching the ads, so I thought I should pop by and let you guys know that the video is very nicely shot! Great presentation of the house, the space, selling points, love the camera angles and of course, the host has his charms and eloquence in his speech!

The building and furniture are already very very dated and the house layout is also not efficient, so don’t think a major renovation can work here. The buyer will most likely only want to pay for the land at probably $3.7 to $3.8mil max and rebuild. Any price higher than this is a tough sell because given than a rebuild will likely cost $1.5mil at least, making it $$5.2mil for a brand-new house. If any buyer look harder at this area, he may even get a mid-aged detached house with bigger land size if he is willing to top up abit more

I think the owner should be looking at anywhere between $3.3m to $3.35m. The interior and exterior are very oldish looking. The whole renovation including the changing the appearance of the exterior will probably cost $750k. Very extensive renovation is required.

But the interior isnt very modern too. For the price of what the owner is asking, the interior and exterior should be an extensive A &A less than 5 yrs old ( modern contemporary or chic minimalist) just to justify the price.
