Sir gusto ko lng sana malaman, pano ba kumikita sa pasalo? karamihan po kse ng mga nagpapasalo eh balik hulog lng. Lets say na 1.8M TCP tas ipapasalo ng 2.4M TCP. eh most of the difference naman ay napunta sa interest. If sa sasabayan naman yung price ng developer, wala po kukuha kse malaki cash out ng pasalo. Pano po ba kumita at marealize yung gain from capital appreciation ng property? Hi Chris! Helpful video as always. May I know at what point during the "pre-selling period" you should flip the property? Is it as soon as you get your preferred appreciation AND x weeks/months before the actual property turnover? What are the estimated expenses during the transfer/flip? Thanks! :))

Ideally towards the end of the downpayment period, you’d only pay for the transfer cost/fee which varies from developer to developer.:)

Hello, yes it can give you a good ROI and sell it a little under the current price, but also take into consideration how sellable the property is since you're running against time before it transitions to financing. There are also developers who will charge extra with transfer costs.

Hi! I think SMDC condos are good for rental income + capital appreciation. If youll take into consideration 1% rule, 8M property should have a rental income of 80K a month ( although thats quite hard to achieve) at least your rent can cover your monthly amort and expenses can be good enough since youre also earning from its value appreciation.
