Average gift is 77,000$. Not everyone can receive a gift of 77,000$. Many first time buyers would love to own a new home. I am a real estate developer in Montreal since 1991 "Samcon". When CMHC reduced the down payment to 0% back in 2006 for "First time buyers". This is when we built and delivered the most first time buyer affordable condos throughout our 33 years in business. Today those original first time buyers have significant equity in their condos. Maybe 0% is something to consider to help qualified first time buyers, and to produce more affordable housing.
