You are wrong with a true-false approach on this. He could say east along the north line of the lot to the ne corner of the lot. Then south along the east side of the lot 200 feet to the se corner of the lot. That is also a metes and bounds description.

I don't like the answer at all, second surveyor must agree to a faulty survey from the past and omit his own better information. I don't like that at all. The land owner than must continue to pay land taxes on a foot of property that he does not own but a bad deed calls for it. I was told that a surveyor had to show what he has found to be true.
