Restoring A $7,000 Mansion: Building The Basement Plumbing

My mansion needs a new basement. Today I am attempting to build the plumbing in the basement. I shovel a lot of rock and dirt, set floor drains, pour concrete, calculate slope for sewage pipes, build a french drain, install a sump pump drain line, survive a thunderstorm, and learn a lot along the way.

Cole, I've got bad news for you. You have to add a vent line to the floor drain at +14:00 . The 2-inch drain line going back to the drain for the boiler is too long for it to serve as a wet vent for the floor drain. And the main stack is too far away and on a different branch. You've got a similar problem with the second floor drain. For the first floor drain, I suggest you insert a 4x2 wye (tilted on it's side) just past the floor drain. Then run the 1.5-inch vent line back towards the wall where the boiler drain is going to be and run the vent up that wall and tie it together with the vent for the boiler p-trap and drain line. NOTE: A wye used to connect a vent to a drain line can NOT be laid flat, it must be tilted. Dry vent lines do not have to be sloped, they just can't enter the drain line horizontally, the wye must be tilted upward. The minimum pipe size for a dry vent is 1.5-inch, that might be small enough to keep most of it below the bottom of the slab.

You need to install a back flow preventer valve to prevent water from outside your house flowing into your basement
@bruceadler-9410
@bruceadler-9410 2 ай бұрын
Too soon for that. The blowback preventer would probably be in the basement of the new addition he plans to build because that's where the drain will exit the house and connect to the septic system, and the new addition will have additional connections to the drain.

I re did all the plumbing in my house including everything underground just like you are doing. I studied the code book as well as alot of internet research. Some issues i notice you are missing a lot of venting remember air after water. All those floor drains need trap primers since the are tied into the sewer/septic to prevent gases when the traps dry out. Also you really need a back water valve.

It's a brave start! I would have started up stairs and make all the home runs and brought it all to the basement. Also on your drains for the boiler drains install a P trap to prevent sewer smells. Where are your vent pipes? Floor drains connected to sewage system not good. Problem is you need to keep water in P trap drains other wise sewage smells will vent into house. Please don't pour concrete until you fix these problems.

A huge suggestion Cole, and to Roman for the future. From experience in elder caregiving, dealing with kids, and pets. I can’t highly recommend enough to put a center of the room drain in all your bathrooms for kid’s scuba and water sports in the tub, clogging drains and water everywhere. I suggest it cause a cousin’s child plugged the second floor bathroom sink and by the time they found what the child did it was soaked through to the basement! It was a nightmare. I did one in a bathroom addition and it’s a joy for cleaning, tending to a sick elder the entire room is a wet room and wheelchair accessible so in mid winter you can wash a wheelchair with out leaving the house, or just hose the whole room down for cleaning! The same for a kitchen no need for a bucket with a hidden drain in the floor water goes down the drain! Believe me Nave with absolutely adore you for it.

Just some suggestions, comments about venting are correct, have your plumber friend tell you where to add them and if you ever have to use a locator for whatever reason they make a little device called a sonde that you can run thru your piping to precisely locate where it is without having run a wire along the top of the pipes. Just in case you put any kind of wire mesh or rebar in your floor pad so it doesn''t interfere with or confuse the locater. Other than that you and Roman and Justin are doing a great job! This is the strangest waste system- I don't think I've ever seen waste lines in the floor, and going to be covered in concrete. Where I live, MI, we run them through the basement ceiling, gives you access and easy, certain drop to the septic system. Plus when there's a problem, you have access too. Sumps, here too much ground water, perimeter drains go to sump pit, and then has a lift pump to daylight. Good luck!

Keep in mind codes are different in Wisconsin but 4” should be pitched at 1/8 2” at 1/4 if you pitch 4” at 1/4 it could make the water go through the pipes faster than the solids causing clogs. Also the 4x2 couplings don’t allow for the 4” to the wye to be cleaned out would probably work but not up to code. The last thing is the floor drains are not properly vented which will cause the traps to gargle. Not sure of the condensate for the boiler has as trap but should and be vented. The traps might be properly vented depending on how you do the rough in by the means of combination drain and vent. -4th year plumbing apprentice here

Cole go ahead an add trap primer system. The fittings are already built into your floor drains. Run one pex line to each floor drain fitting (drill out the knock out) and bring them up as a group into a closet or cabinet where you can add an access door.

Have you considered isolating the waste lines for the 1st and 2nd floors so that they directly gravity feed into your septic system, and then the waste/drain lines for the basement can be dedicated to the (smaller/quieter) ejector pump?

Based on how many plumbers commented on this i hope you get licensed trades to check your work with certain things, could be a huge pain later on! As a licensed electrician I have seen many homeowner specials and hope you get your electrical checked out before you close the walls. I'd come check it myself but I'm in new Hampshire lol I love this series though buddy, love the work you do and this project 👍

If radon goes deeper than sump it’s going to fill with water? Put a sealed lid on the sump pit and pull air from there for radon also.

I'm wondering why Radon and sump couldn't be the same tile line... I'm not a plumber though, just had a question why it needed to be two different pipes. But won't air\Radon sit on top of the water in the pipe, and then just vent that pipe to the roof for the gas?

Hmmmm will local code allow those floor drains to be a part of the septic system ? And if so have you considered trap primers the traps will dry up and cause horrible smells you could add some mineral oil to each trap to prevent evaporation

They hired a contractor for the bin site, and it is falling to pieces and is tied up in litigation. If you want it done right, ask questions and do it yourself. Pretty sure most people who do it themselves take way more pride in a job for themselves, than a contractor that just wants to get it done as fast as possible, cash the check and move on to another job! Never to be seen or heard from again if there is a problem. They learned that lesson.

Hey Cole, not a plumber but our yard and street would fill with water in heavy rains. So the plumber put a trap in just before it went out to keep water from backing up from the septic system into our basement. It fixed our flooded basement issue.

Lots of work involved there. I am a plumbing designer for an engineering firm and am sorry to say you're going to regret not having done the proper research regarding requirements for locations of vent lines for all your fixtures including the floor drains, which need a vent line within certain distances of the trap depending on pipe size (4" pipe requires a vent within anywhere from 10' - 16' of trap depending on what code your jurisdiction is covered by. Smaller pipes allow for even less distance to the vent). You also need cleanouts at the end of every main and every time the pipe changes more than anywhere from 45° to 135° in direction (Code for your jurisdiction will determine). Going to need to rework a lot of that to meet code and have everything drain properly. Good luck with it all and do enjoy your channel.

Missing trap on boiler drain. Also, not seeing any vents? Recommended incorporating that at this phase so you can incorporate into reat of the house. Also, will you be able to put a septic system so deep with the water table?

Big effort but IMO, good from afar, but far from good. Cole, I understand that you have a plumber coming in to check things out, this is good, so don’t be surprised when he comes up with a bunch of changes and additions. At least you can get them addressed before pouring the concrete. As always, an entertaining video.

I'm not a plumber, but I wouldn't want floor drains tied to the septic for multiple reasons. If you ever need those drains, you might overload your septic. We always daylighted the drains and a pipe in the sump if possible.
