The problem with Fredericksburg is that it developed that much to begin with. In a country with a sane development pattern, Fredericksburg wouldn’t be built the way it is. Did I mention traffic? Traffic, traffic, traffic, you will spend a lot of your waking hours in a car because not only is 95 filled with traffic, but also all the arterial roads throughout Fredericksburg are traffic jammed, even more traffic jammed than towns closer to DC.

Mary Washington College is now a certified arboretum. Some of the trees are absolutely gigantic, and the variety is amazing. I looked at these new houses and they are still installing those horrible windows that let the air blow right through the sides. I can't believe they install those, and even in those half million-dollar mansions. My house had those, and my heating bill was typically over $600 even though I kept the place around 65 degrees.

Great video, I am now a new subscriber. I will be out touring in this state August 2024 looking at areas. I am retired military. Likewise, I was stationed there years ago looking for a small waterfront property unknown area close to VA hospitals. $300k-400K

One difficult thing I have in Fredericksburg some where in my neighborhood most of the time there’s a lot of you know like murders sometimes or like gang it’s not really a dangerous place for me even though I have lived here since since 2020 but also it’s pretty fun because there’s a lot of things I can happen but it’s still kind of bad but it’s still fun and plus there’s a sky zone near where it is a urban air and I was born in Virginia so most of the stuff here is normal for me one bad thing is on Fourth of July at 3 PM. We were getting fireworks and those raining really really hard. The gust of wind was so harsh. It pushed my dad‘s truck and I think about 2000- 5000 and one bad thing about Virginia is I’m pretty sure year there is about 10 to 11 tornadoes here and I’ve never seen one but I’m sure cause it’s a 42% chance and my mom is also a real estate agent
